Description:Answer and address calls, emails and texts from tenants regarding service requests that were not sent through Building Engines/Prism. Remind tenants to utilize Building Engines/Prism to place their service requests.Draft and sent out tenant email notifications regarding building status on holidays, building repairs, building inspections/testing, building events, etc through Building Engines/PrismMonitor and maintain the tenants information in Building Engines/Prism by deactivating tenants who moved out, adding new tenants, assist with adding new points of contacts for tenants, deactivating old points of contact for tenants, etc Scheduling/reserving 1st floor conference room at Lakeview 2 from Building Engines' work tickets and sending Outlook invite to Berman Engineer and ABMCO to ensure room is open for meeting and cleaned/locked afterwards.Assist Senior Property Manager/VP with communications with contractors for maintenance and services at Berman office and retail properties regarding landscaping, trash/recycling services, cleaning interior and exterior services, window cleaning services, generator services, elevator/lift services, HVAC services, plumbing services, roofing, security, indoor air quality, parking lot maintenance, building projects with government tenants and existing tenants, insurance/risk management, electricians, life safety if our Berman Engineering team needs assistance, etc Assist Senior Property Manager/VP when needed in communications with state, federal, city, municipal, and police department points of contacts regarding our Berman commercial properties.Assist Senior Property Manager/VP with welcome tenant emails and documents in regards to suite door signage and keys.Assist with updating main lobby electronic directories with new tenants and former tenants.Assist Berman Engineering team and Senior Property Manager/VP with scheduling annual, semi-annual, or quarterly inspections and testing for fire alarms, fire pumps, fire hydrants, sprinklers, generators, elevators/lifts, indoor air quality for office buildings, roofs, and roof anchors.Assist Senior Property Manager/VP with obtaining proposals for building maintenance and services as needed.Assist Senior Property Manager/VP with invoices from contractors and vendors when not sent to Accounts Payable or follow up with non-payment issues.Assist Senior Property Manager/VP with scheduling the annual lender and risk management/insurance property inspections at both office and retail properties.Handle basis requests such as a service request or question regarding building services or scheduling a service from tenants and contractors when Senior Property Manager/VP is out of the office and on vacation.. Requirements:Have a minimum of at least one year prior experience working in commercial realty services or familiar with the commercial buildings setup.Have good oral and written communication skills.Have good computer skills (familiar with Excel, Word, Outlook) and adapt to simple software programs like Building Engines.Have a friendly and professional disposition working and interacting with others.
