Assistant Property Manager-Job DescriptionThe A&G Management Assistant Property manager is responsible for assistant the Property Manager in effectively managing the assigned property. In the Property Manager's absence, the Assistant Property Manager will assume all responsibilities associated with accomplishing community objectives as set forth by the Property Manager and Owners. In addition, the Assistant Property Manager is responsible for assisting the Property Manager with maintaining daily, weekly and monthly reports including accurate reporting of rents and deposits received.FINANCIALA' . Maintain accurate resident records. Update (Daily) All rent, deposits and application fees received.A' . Post rental payments collected in a timely manner. Make sure back deposits are made immediately (2-4 per week).POLICIES & PROCEDURESA' . Conduct all business in accordance with A&G Management policies and procedures as set forth by the COO and Owners; Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal & State Laws.ADMINISTRATIVE/LEASINGA' . Assist with office opening on time, condition of office, model apartment and show units.A' . Check and respond to calls on voice mail and email at least 3 times per day.A' . Maintain a positive customer service attitude.A' . Answer telephone calls and e-leads promptly. Send Thank You cards to visitors.A' . Show community to prospective residents. Explain benefits and features of property and apartment.A' . Must be knowledgeable of all phases of leasing and resident retention.A' . Complete Application for Lease and process credit check. Property Manager must review to determine approval/denial.A' . Prepare lease agreement and move-in paperwork. Conduct lease signing with residents.A' . Process move-ins and move-outs.A' . Submit various reports to corporate on a weekly and monthly basis as necessary/required.A' . Type miscellaneous resident communication as needed.A' . Accepts service request form residents. Conduct service follow-up with percentage of residents when work is completed.A' . Enter Third party Rental insurance information into data base, and assist with enforcing Renter's liability policies.A' . Assist with Processing Renewals.INSPECTIONSA' . Physically walk and inspect community when on grounds. Consistently ensure that the appearance and physical aspect of the property meet the Company and the Owners established standards (ie signage, grounds/curb appeal, offices, hallways laundry rooms, and overall condition of the property, etc.)A' . Assist with move-in/move-out, pre-move out and renewal inspections, etc. when needed.A' . Report parking violations to Property Manager.MARKETINGA' . Conduct weekly market survey, Shop competition and have knowledge of neighborhood market conditions.A' . Complete outreach marketing on a weekly basis.A' . Review A&G website every Tuesday, Report any errors to Property Manager and corporate immediately.A' . Promptly update specials, upgrades, ready dates, etc. in AMSI.A' . Develop ideas to attract prospective new resident and develop ideas for resident retention.GENERALA' . Attend Managers meeting and any other meeting/seminars/functions pertaining to property management as required.A' . Perform any additional duties assigned by Property Manager or Regional Director of Sales & Leasing.A' . Serve as back up for all Property Mangers duties.A' . Complete required On-Line education courses.A' .
