We believe in embracing our core values and in the power of People, Places and Relationships.This Regional Retail Manager is responsible for managing the retail components of the organization's Mixed-Use Communities primarily in the local region and secondarily in the national portfolio. The Regional Retail Manager must be capable of working independently, focusing on and achieving the objectives for each property as set by the property owner/asset manager, and be a strong communicator.Essential Functions/ResponsibilitiesDevelop and maintain exceptional relations with all interested/affected parties (property owner/asset manager, residential property manager, tenants, staff, vendors, neighbors, etc.) utilizing a first class, customer service orientation.Prepare, maintain, and manage to the Property Business Plan, including timely development of operating budgets, review of monthly financial statements and preparation of variance reports (explaining Actual- vs. - Budgeted differences). Effectively communicate financial data to senior management and investment community.Manage accounts receivable (keeping them to a minimum) and coordinate efforts of accounting, legal and the asset manager to resolve any issues.Perform diligent, routine inspection of property to maintain Class "A" appearance, and confirm that all retail tenants are in compliance with their leases. Investigate all claims relating to accidents of property damage and prepare thorough reporting to senior management.Coordinating the bid process for maintenance and service contracts (such as landscaping, trash removal, security, etc.) making sure we engage the appropriate vendors to maintain the retail component at the highest standard.Manage and direct 3rd party vendors/contractors to ensure compliance with scope of work and corporate objectives.Ongoing coordination with Mill Creek's Partners, Asset Management, Leasing, Development, and Construction groups through phone calls, video calls, and in-person meetings.Collaborate with senior management in developing and implementing new strategies to enhance the property value.Periodic weekly on call responsibilities (after hours property maintenance calls)Manage event marketing including social media and community engagement.Establish policy and procedures for the management of Mill Creek's retail.Assist with annual budget preparation for Mill Creek's retail.Provide feedback and assistance with retail budget template improvements.Create an operationally-focused retail reporting packet and standard distribution process.Assist with the creation of new tools for retail property managers such as a CAM reconciliation tool.Provide the on-site property managers with advice on retail tenant issues and collaborate to solve issues.Collaborate with senior management in developing and implementing new strategies to enhance the property value.All other duties as assigned.Education and/or Experience5+ years of experience within the mixed-use residential, commercial real estate or retail industry. Skills/Specialized KnowledgeExcellent written and oral communication skills with the ability to interact and communicate with individuals from a variety of backgrounds both internally (executive, development, construction, asset management, leasing, accounting, etc.) and externally (clients, tenants, vendors, lenders, neighbors, etc.)Motivated, self-starter with the ability to work with minimal supervision and function in a team environment by effectively communicating and sharing information with people in other departments within the company.Ability to juggle multiple issues/priorities with a high level of natural organizational ability.Ability to understand critical business issues affecting the appearance and performance of the properties and provide strategic advice and direction to senior management.Interest and determination to work in a fast paced, entrepreneurial and self-motivating environment.Highly organized and efficient with the proven ability to handle multiple projects, think creatively and set priorities.Professional appearance and demeanor with a strong orientation to detail.Must be able to drive and or fly to properties locally and nationally for regular inspections.Proficiency in Microsoft Office Programs and Excel requiredExperience in managing multiple properties or mixed-use assets, a plus.Mill Creek is an Equal Opportunity Employer Are you ready to contribute to the success of Mill Creek Residential?
