We have no patience for bureaucratic red tape; our teams are empowered to solve problems and make decisions that are in the best interest of their asset.We are seeking a progressive Vice President of Facilities Maintenance to join our team of avid learners; someone who is passionate for delivering results and making an impact.As the Vice President of Facilities Maintenance, your mission is to maintain high-quality conditions of our communities, while providing supervision, assistance, and training to Maintenance Supervisors both in-person and through technology. You will oversee and conduct maintenance interviews, onboarding, training, and create development programs. You will have a strong focus on technology and maintenance efficiency improvements.To achieve this you will:Have extensive knowledge and ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems.Lead all technology-driven maintenance efficiency improvements - which may include mobile maintenance, Automate Maintenance Shops, AI Maintenance, etc.Create, develop and lead lunch and learn training seminars with the ability to convert the seminars into online training modules. Prioritize safety and leading risk management; creating monthly safety videos that include an assessment for the onsite teams. Interview all Maintenance Supervisor candidates and provided detailed feedback into our ATS Workable.Create and execute maintenance onboarding and training in person.Establish, implement, train, and monitor maintenance guidelines for the maintenance teams, including, but not limited to, safety on the job, preventative maintenance, make ready, scheduling techniques, and HVAC.Coach and mentor Regional Maintenance and Maintenance Supervisors by providing support on technical issues and help them develop professionally. Provide continuous feedback regarding the maintenance staff's performance to Property Managers and TRM's.Provide ongoing direction, guidance, and technical training to maintenance staff as necessary to ensure that maintenance-related activities are executed as effectively and cost-efficiently as possible.Coordinate technical training for maintenance staff such as HVAC, EPA, CPO, electrical, and appliance repair. Collaborate with TRM's on initiatives to develop policies, processes, and programs to continuously improve maintenance operations and standards. Ensure that Maintenance Supervisors and Property Managers are familiar with and understand regulatory compliance related to environmental issues as well as company policies and procedures related to maintenance operations. Have the ability to solve practical problems quickly, handle multiple tasks and organize resources to ensure work is completed on time and on budget.Keep informed of and provide plans for the properties to accommodate changes in local, state, and federal code requirements as it relates to maintenance operations. Provide cost reduction recommendations. Review quality of make readies while on site. Possess a working knowledge of OSHA standards, fire, safety procedures, and MSDS regulations.Identify building defects, and propose suitable solutions and approximation of costs.Create scopes of work for projects not managed by capex, manage the competitive bidding process, identify the most suitable contractor, and manage the project through successful completion when necessary.Participate in budget review with TRM's for asset preservation projects and specifically capital expenditure planning (outside of structural).Conduct quarterly property inspections or as requested to ensure the highest standards are maintained and to ensure compliance with established policies and procedures, addresses exceptions to policies and procedures.Ensure property inspection reports are conducted regularly on-site and review property reports monthly to understand what maintenance or service issues need to be resolved and what maintenance improvements need to be made.Who You AreYou are an expert in HVAC, Plumbing, appliances, electrical, pool operations, and general maintenance.You see technology as a tool to help you do your job better.You are an avid self-learner and problem solver.You embrace change and the opportunity it brings.You are competitive by nature and always keep score.You have no patience for busy work and inefficient processes.You run on transparency and healthy debate (No Fear of Conflict); using your voice and follow through to make a difference.You are an advocate for your properties, confident in appealing any leadership decision that does not support the success of your properties.You believe that the feedback-up approach is essential to building stronger leadership.
