CHIEF BUILDING ENGINEER JOB DESCRIPTION POSITION TITLE: Chief Building EngineerREPORTS TO: Association ManagerGENERAL: Regular working hours are Monday-Friday from8:00 AM to 4:00 PM.Additional hours and evening meetings as required.STATUS: Hourly/Non-ExemptIndividual is compensated by an hourly and may be required to work more than forty (40) hours in a work week, as the demands and requirements of this position may change and fluctuate. The hourly rate paid for this position is intended to cover all hours worked, excluding any overtime.POSITION SUMMARY: The Chief Building Engineer will be under the direct supervision of the Association Manager. The primary responsibility of the Chief Building Engineer is the safe operation and upkeep and maintenance of all mechanical, electrical, and plumbing components and equipment of the Condominium Association. He/She is responsible for following all policies and procedures established by the Board of Directors.The Chief Building Engineer has the responsibility and authority for the daily administration and operation of the maintenance shop. It is the Engineer's responsibility to maintain good owner/maintenance relations, provide direction and execution of the maintenance program, and be fully responsible for the maintaining of all the mechanical rooms. The Engineer must be familiar with and capable of dealing with a broad range of plumbing, electrical, mechanical, and operating problems of a large, multi-unit plant.EDUCATION/EXPERIENCE/SKILL REQUIREMENTS: To perform this job successfully, an individual must be able to perform each requirement/qualification satisfactorily. The requirements listed below are representative (but not exhaustive) of the knowledge, skill, and/or ability required:Must have a minimum of three (3) years' previous experience in a verifiable, similar position.Familiarity with minor carpentry, minor plumbing and minor electrical repairs required.This position is one of multiple maintenance personnel involved in rotating emergency on-call after hours and weekend duty.Minimum High School DiplomaStrong communications skillsMust respond to all emergency situations.Must have and maintain ability to lift fifty (50) lbs. and work on ladders reaching forty (40) feet.Ability to bend over and reach the ground, and to reach above head with arms extended.Must be punctual and in uniform at all times.Maintain a valid driver's license.Must have reliable transportation.High School Diploma or equivalentAdditional trade school or technical military training or Associate Degree is preferred.Continuing education - Staying current on all technology advances in the field by research, inquiry, or attending classes, trade meeting attendance, etc., as authorized or required by the General Manager or BoardMust pass background check and drug screen.License as required by the property or jurisdiction.A stable employment background in engineering of high-rise/low-rise multi-family buildingsExperience in physical plant operation including low pressure gas/oil fired boilers and air conditioning systems.Ability to use hand tools and power-driven equipment. Overhaul and repair work may involve assignments in overhead structures or work bench machinery. Frequent stooping, lifting, and bending required.A working knowledge of electricity and plumbingA knowledge of HVAC equipment and its componentsA willingness to accept training when offered.A courteous attitude toward residents and co-workersMAIN JOB TASKS AND RESPONSIBILITIES/ ESSENTIAL FUNCTIONS: Implement and maintain preventive maintenance program and maintain all related files.Operate and maintain the mechanical plants in each building and make all necessary repairs to ensure that all systems are working as designed and that there is no interruption in service that will negatively affect the living conditions of the residents.Operate and maintain all mechanical equipment used to provide heat, air conditioning and hot water for the buildings, specifically hot water heaters, unit heaters, pumps, motors, fire alarm systems and sprinkler system and fans.* Check all mechanical/electrical equipment controls, gauges, distributor panels, check valves and other components to assure continuous heat, hot water, air conditioning and power services. * Ensure that the plant is operating safely and efficiently.Paint or touch up areas in the common elements that may be marked up or damaged.Maintain the cleanliness of all mechanical rooms, switchgear rooms, roof areas as well as engineer office space and storage closets.Maintain operating manuals, building blueprints and a library consisting of pertinent data relating to building and equipment.Follow OSHA guidelines and requirements and ensure that all life safety equipment and supplies are in place and fully operable.Supervise Assistant Engineer in all aspects of job performance.Call outside contractors for preventative maintenance or repairs necessary. Schedule and, as appropriate, oversee that their work to ensure compliance with building standards.Oversee special projects required in the Building.Oversee service contracts, including adherence to specification, quality control, etc.Take On-call duty and responsibility as scheduled.Prepare a preventive maintenance program for all building equipment and follow program regularly.As part of the preventive maintenance program, change filters in heating and air conditioning common area units throughout the building unless otherwise under contract.Implement, maintain, and review maintenance logs regularly.Conduct maintenance inspections as scheduled.Shovel the walkways and treat parking areas as needed in accordance with the snow removal procedures established by Lansdowne Woods of Virginia and Riverview.Perform in-unit maintenance as provided for in the in-unit service program and as directed by the Building Manager.Inventory all maintenance supplies and equipment and computerize the information so that a list is maintained of what supplies are on hand and what supplies are needed on a regular basis.Prepare a monthly report for the Building Manager on what assignments have been completed during the month including a summary of the number of work tickets completed during each month and what preventive maintenance work has been performed.Work with the Building Manager in placing orders for equipment and supplies that are needed on a regular basis.Maintain all MSDS and right to know files.Follow company procedures.Other duties that may be assigned and are necessary for the operation of The Riverview at Lansdowne Woods of Virginia.Job Type: Full-timePay: From $70,000.00 per yearBenefits:401(k) matchingDental insuranceFlexible spending accountHealth insuranceLife insurancePaid time offVision insuranceSchedule:8 hour shiftOn callEducation:High school or equivalent (Preferred)Experience:maintenance in high rise condominium or similar: 3 years (Preferred)Work Location: One location
