We offer a 20% housing discount if you live on site!The Maintenance Manager is primarily responsible for protecting, maintaining, and enhancing the value of the community while also maximizing the living experience for residents and the community. This is accomplished by ensuring that all resident maintenance issues are resolved expertly and efficiently. The Maintenance Manager must have their EPA Universal certification and a minimum of 3 years' of experience in multi-family maintenance in a management capacity.SKILLS AND ABILITIES:To perform the job successfully, an individual should demonstrate the following competencies:Embodies Laramar Core ValuesStrong oral and written communicatorPositive attitude, organization with strong attention to detail requiredParticipate in proactive team efforts to achieve departmental and company goalsResponsibilities:Ensure that the physical aspects of the community meet the Company's established standards for safety, appearance, and operation within the budgeted financial goalsHands-on maintenance duties necessary to maintain and enhance the value of the community, diagnose problems, and make repairs in areas such as HVAC, electrical, plumbing, pool, flooring, carpentry, dry walling, exterior structure, and appliancesManage the inventory of "ready"A' apartments to support the community's marketing and leasing effortsSchedule contractors and assist with completion of the turn processInspect ready apartments for move-in qualityConsistently and genuinely demonstrate exemplary principles of customer service and teamworkEnsuring the best possible appearance of each apartment prior to new resident move-inIdentify items needing additional attention in the apartment, ie ripped carpet, torn linoleum, window or door repair, etcProvide assistance with apartment turnovers as directedRespond appropriately to emergencies according to policies and proceduresSupervise Maintenance Technician(s) and Groundskeeper(s)Other duties as assignedQualifications:High school diploma or GED equivalent is required3-5 years of property management experience is required1-2 years of supervisory experience strongly preferredExperience in all facets of HVAC, electrical, plumbing, carpentry, drywall, and appliance repairs is requiredMust have excellent customer service skills, strong attention to detail and basic maintenance skillsWorking knowledge of pool service/maintenance requiredMust possess EPA Universal certificationMust be able to lift a minimum of 50 and work 8-12 hour standing shiftsMust be able to work weekends and be available for on call emergenciesReliable transportation requiredMust be able to successfully pass a background check and five panel drug screenIND1
