Development Project Manager: Design & Construction Job DescriptionJob briefRushmark Properties is seeking a full-time, Design & Construction Project Manager to expand our real estate development corporate capacity. The position starts at $125,000 per year and reports to the Senior Vice President, Design & Construction with growth potential to take over this position. The Project Manager would oversee development projects from conceptual design through final completion, including the management of outside architectural/engineering firms and management of the general contractor, achieving best value designs, on-time and on-budget completion.Responsibilities: Analyze and track development costs on Rushmark and competitor projects to be able to provide conceptual pricing during due diligence and determine where components of projects are not best valueManage the design phase including keeping design team on schedule, design to best value, and preparing complete documentsManage the construction phase to keep the construction on schedule and on budget by pushing for timely responses to requests for information, evaluating potential change orders, monitoring construction progress and analyzing opportunities to keep project on scheduleInterface with Authorities having Jurisdiction to obtain zoning, site plan, and building permits, Certificates of Occupancy and bond releasesPrepare internal job progress reportsPlan ahead to prevent problems and resolve any emerging onesNegotiate terms of agreements and contractsAnalyze, manage and mitigate risksRequirements Successful, seven to twelve years work experience in the development, design, and construction industry.Bachelor degree in construction management, architecture, engineering or related development field. A master's degree in real estate is a plus.Advanced knowledge of design and construction management processes and methods, including building products, construction details and relevant rules, regulations and quality standardsUnderstanding of all facets of the development, design, and construction processAbility to plan and see the big pictureCompetent in decision making and conflict managementExcellent time and project management skillsRushmark is Real Estate development company focusing on long term hold projects, including Multi-family, Office and Industrial, primarily in Northern Virginia.
