Primary focus will be newly renovated and newly opening properties, with a secondary goal of providing consultation and direct support to community managers at existing properties with high vacancy rates. Responsibilities include generating traffic, leasing apartments, qualifying prospects, preparing lease documents, completing move-in procedures and providing exceptionally friendly customer service.Essential Functions Display a high level of integrity and professionalism at all times in dealing with residents, prospects, employees, and outside contactsEstablish rapport with future residents and all visitorsAnswer incoming sales calls, emails and online inquiriesFollow up on leads for potential renters by phone or in writing within 48 hours of visitMeet potential renters and provide a guided tour, showing units and amenitiesProvide information regarding specific communities as well as services offered with the goal of generating leases for the sitesDeliver and optimize one-on-one and group presentations, making use of marketing and event collateral such as balloons, signage, flags, brochures, etc.Consistently practice effective leasing and closing techniquesThoroughly complete all guest cards and log all activity and relevant notes into company provided databases (One Site) in a timely and accurate mannerAssist and complete lease applications and verifications. Notify prospects of results using property standards and regulationsPerform background checks, credit checks and other responsibilities to see if prospective renters are qualified. Use knowledge of federal regulations and company policy to ensure practices follow sound compliance guidelines.Inspect models and market ready vacancies daily and prior to move inCoordinate with Community Manager to fully and quickly resolve any maintenance issues in vacant unitsMeet move-in timelines and goals - for example tax credit required lease-up deadlinesPrepare move-in packages and conduct new resident orientations including walk-through of unit and communityCollect first rent payments, security deposits and application feesKeep prospective residents informed of any changes to rental agreements or upcoming property issuesInitiate and participate in outreach activitiesIn collaboration with External Relations, monitor and maintain leasing portal and webpage related to advertising and availabilityStay up to date with all promotions/leasing incentives.Conduct market surveys on comparable communities and maintain awareness of local market conditions and trendsParticipate in resident retention and renewal programsAdhere to all fair housing lawsPerform other duties as assignedRequired Knowledge, Skills, Abilities Minimum of 2 years' experience in property management and tax credit programMinimum of 2 years' leasing experience including lease-up of multifamily communitiesExperience in lease-up of a property undergoing renovation or construction Experience interpreting state and federal policy procedures and standardsAdvanced oral and written communication and public relations skillsExcellent customer service and phone mannersExcellent understanding of sales and marketing conceptsProficient with Microsoft Office suite including Outlook, Word, and ExcelProficient with property management software (Realpage products)Able to work on several projects simultaneously, maintaining timeliness and accuracyAble to work independently, anticipate problems, and implement effective solutionsAdaptable and able to work in a fast-paced environmentAttention to detail with strong organizational skillsAble to work a flexible schedule including some evenings and weekendsSolid understanding of federal, state and local rental regulations and complianceEducation, Certifications/ Licenses High school diploma, GED or equivalent.Relevant certifications for property management and affordable housing programs are helpful.
