Seawall's properties throughout Baltimore are all focused on nonprofits, teachers, workforce housing, small businesses, and entrepreneurs.Job Summary: The assistant property manager is responsible for the physical upkeep of all residential, commercial, retail and light industrial real estate all contained within the Seawall portfolio. More importantly, the assistant property manager is responsible for ensuring the comfort and well-being of all people that live within, work within, visit or patron all of the various properties our company manages. Whether it is providing our residents a safe, comfortable place to call home, maintaining building systems to keep our nonprofit office tenants focused on their mission or ensuring the comfort of the patrons of our food hall, this role is essential in allowing all of these people, organizations and businesses to thrive. The position requires extreme attention to detail, a willingness to work in a collaborative environment, experience managing people, and the capability to learn complex systems and how to maintain them.Duties/Responsibilities: Manage and oversee the day-to-day operations of over one million square feet of residential, commercial, retail, and light industrial real estateAct as a liaison between tenants and maintenance staff and/or outside vendors for all necessary building or apartment maintenance or repair.Communicate with all tenants both residential and commercial whenever there may be a disruption to their comfort and ability to enjoy their home or workspaceManage a cohesive facilities, maintenance and janitorial teamMaintain properties by addressing tenant complaints and work ordersFind, bid and award third party contracts for various ongoing preventative maintenance and repair items.Coordinate administration of contracted preventative maintenance routines for all properties including but not limited to:Mechanical systemsHVAC systemsElevatorsSprinklers systemsFire/Burglar alarmsBackup generatorsParking garage controlsBuilding access systemsEnvironmental issuesLandscapingSnow removalElectrical systemsMaintain all property building access systems and credentialsCoordinate all painting, cleaning, and necessary repairs for each apartment turnoverUnderstanding and enforcing local code and ordinancesEnsure that all apartments are up to date with City inspections and certificationsEstablish a yearly budget for each property and work to stay under the specified amountWork closely with tenants and an internal team to develop and implement capital improvement projectsOversee buildout of tenant improvement projects and ensure space is delivered according to drawings by specified move in date and within a specific budget.Requirements: Must have track record of reliability and trustworthinessMust possess excellent communication skillsMust be customer service orientedMust be able to learn and utilize online work order softwareMust possess excellent organizational skills and extreme attention to detailMust possess exceptional multitasking skills to juggle multiple projects and requests at onceMust have a valid driver's license and reliable vehicle.Requires a criminal background checkEducation and Experience: High school diploma requiredDegree preferredPhysical Requirements: Walking/driving from property to propertyAbility to lift minimum of 25 pounds.Available at all hours of the day/night for any emergencies involving a Seawall property and/or its tenantsJob Type: Full-timePay: $55,000.00 - $65,000.00 per yearBenefits:401(k)401(k) matchingDental insuranceHealth insuranceHealth savings accountPaid time offVision insuranceSchedule:8 hour shiftDay shiftMonday to FridayOn callWeekend availabilityEducation:High school or equivalent (Preferred)Experience:Property management: 2 years (Preferred)License/Certification:Driver's License (Required)Work Location: Multiple Locations
