As the general contractor to our own spec projects, we build the most elegant spaces in one of the most challenging real estate markets and we do it for ourselves - that means no clients chewing your ears off. Our projects have been featured in The Washington Post, Builder Online, and KBB Magazine. We are looking for a Construction Superintendent to join our team full-time. The Construction Superintendent coordinates all on-site construction activities and supervises all field personnel as required to successfully complete the project on schedule and within budget. The Construction Superintendent is responsible for upholding the highest quality of construction, for maintaining their jobsites, for coordinating and overseeing subcontractors on their jobsites, for upholding job safety, and for keeping the project team informed of day-to-day developments.The position is 80% field-based in DC, and 20% based in our offices in Vienna, Virginia. Regular hours are 7am to 4pm Monday through Friday with occasional nights and weekends. This position directly reports to the owner of the company.Duties & ResponsibilitiesLead and oversee high-quality constructionAbility to manage costs by executing first time quality.Conduct quality control audits to identify defective work.Follow up on the corrections of defective workMentor the subcontractors.Supervise self-perform crews working on the project(s) assigned.Interact with Architects and Engineers.Be the sole point of responsibility for assigned job sitesMaintain a clean job site.Secure the jobsite at the end of the workday.Maintain a safe jobsite in accordance with all City, County, State and Federal requirements.Manage projects: scoping and schedulingSchedule work as required.Implement plans and project specifications into the project(s) being managed.Execute schedule/make project deadlines.Manage the day-to-day operations on the project(s) assigned.Change management.Write RFIs.Verify selections sheets.Preparing and supervising completion of project closeout.Project administrationApprove invoices as required.Take daily progress photos.Maintain job reports and other reporting requirements in Procore.Other duties as assigned.Communicate with Key Project StakeholdersMaintain good relationship with all City and County inspectors.Maintain good relationships with City and County building departments.Maintain good relationships with potential homebuyers.Additional duties as assigned.Qualifications5-15 years of experience as a Superintendent or Assistant Superintendent.Able to manage 5 projects simultaneously.OSHA-30 Certification.Excellent communication (written and verbal) skills.Ability to speak Spanish preferred.Strong computer skills, especially in the field.Strong ability to read and understand plans.Strong project management and leadership skills.Reliable transportation.Excellent references.Must be able to lift 50 pounds.Compensation$80,000 - $120,000 per year, commensurate with experience; pay is mix of base salary and performance bonusPaid time off including holidays, vacation, and personal days401(k)Vehicle allowance
