The chosen candidate will report directly to the Director of Design and Construction and will support both the design and construction teams with the responsibilities listed below. The successful candidate must be able to work independently in a fast-paced, entrepreneurial environment and be able to manage multiple projects. The position is mostly office based, however some level of travel may be required. Job Responsibilities by type - Design: Coordinate Design Team Oversee construction estimates Maintain predevelopment design schedule Initiate value engineering when necessary Coordinate consultants (environmental, accessibility, energy, traffic, etc.) Interact with Government agencies (local, state and federal) Engage/Coordinate Construction Manager Contract review (architect, consultants, construction, etc.) Coordinate with utility companies Interact with government and private funding agencies Coordinate project bonding Handle project permitting Select project finishes Analyze potential properties and buildings Construction: Act as Owner's Rep on-site at project meetings when needed Interact with government agency inspectors Maintain construction schedule and hold CM accountable Review RFI's and submittals Review change orders Ensure proper coordination between CM, design team and consultants Track construction budget Review requisition request Track bonding Maintain project photos Track certificate of occupancies Coordinate implementation of solar Monitor CM to ensure adherence to plans and desired quality Address and overcome unforeseen construction issues Interact with property management Compile close out documentation required by government and lending agencies Asset Management: Coordinate 1 year post construction warranty Coordinate 11-month post construction walks Investigate construction issues at company owned properties Job Requirements:Providing oversight of construction execution on all assigned construction projectsStaff assigned to construction projectPerform construction project manager functionsEvaluate bids for construction projectsDelivering construction projects of all sizesCommunicating construction progress on assigned projectsWatching over construction activities for projectsApprove all construction plans specificationsReporting all construction required documentationCoordinate and supervise pre-construction, construction and post-construction activities for distribution line and substation projectsMaintaining construction schedules on all assigned projectsAssist with pre-construction conferenceInitiate check requests for all construction projectsProvide observation of construction activitiesComplete the construction requirements for assigned projectsCoordinate project management of construction projects and oversee budgetary compliance for design and construction management consultantsVerify construction and development invoicesPreparing daily construction progress reportsAchieve overall construction schedule milestonesOrganize and manage construction contracts
