Horton, Inc. is currently looking for an Region Vice President of Commercial Real Estate. The Region Vice President of Commercial Real Estate will be responsible for the control of the short and long-term strategies and negotiations for commercial property acquisition, planning, development after acquisition, and sale or lease-ups that meet the needs of the division and region.Essential Duties and Responsibilities include the following. Other duties may be assigned.Identify potential commercial real estate targets for strategic and financial fit through financial analysis and discussions with region and division leadershipPlan and direct all activities related to the acquisition, planning, design and entitlement of land for future commercial projectsDevelop and maintain relationships with brokers, landowners, real estate agents, attorneys, city management staff to facilitate the acquisition of landNegotiate the acquisition of property with the seller or the seller's representative, coordinate with legal staff and seller's attorney or representative to complete the contract with terms acceptable to DR Horton, Inc.Manage due diligence on real estate market and geographical trends, partnership and investment models, and prepare contracts, letter of intent, and other business administration paperwork to secure acquisitionPrepare land valuation analysis and direct the preparation of complete development budget, including detailed preliminary construction cost estimates to determine the financial viability for the commercial project. Prepare memoranda, other documentation and analytics for corporate approval for land buysDevelop strategies, action plans and set goals for meeting community and region targetsAnalyze market research to understand the position of each asset in its respective market from a leasing, investment perspective, and underlying factors that may influence it such as public infrastructure, employment and education bases, rental comps, etc.Collaborate with investment team to complete asset valuations (hold/sell analyses and quarterly valuation updates) in an efficient and timely mannerConstantly monitor and look for sources to generate acquisition leadsResearch new market data and determine markets that should be targeted for further investigation. Determine within those markets areas that are underserved by the existing commercial projects for potential to develop successful projectsConducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the companySupervisory ResponsibilitiesMay have supervisory responsibilities in the Executive Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.QualificationsEducation and/or ExperienceEducation and/or experience in the Real Estate industry that would include industrial/distribution, retail, medical, assisted living, commercial/office, apartment and single-family rentalAbility to self-manage internal priorities, external professionals and work remotely from markets currently in the service areaProven experience leading M&A, transactions, joint ventures and/or partnerships in real estate tech, including due diligence, negotiation, and deal structuringFluency in project management methodologies and project management tools and techniques to schedule, plan, track and correct project performance throughout the life cycleDemonstrated executive presence and business acumen for engaging with internal/external stakeholders, building industry relationships, and partnering with senior leadership and their direct reportsHigh stress tolerance, thrives in a high-pressure environmentLeadership skills with an ability to motivate project members, set achievable objectives, maintain a positive outlook, take responsibility and make decisionsAbility to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applicationsProficiency with MS Office and emailPreferred QualificationsReal Estate Lending and/or Financial services experience a plusCome join a winning team with a Fortune 500 company!
