Saul Centers operates and manages a real estate portfolio of 61 community and neighborhood shopping center and office properties totaling approximately 9.8 million square feet of leasable area.Saul Centers' primary operating strategy is to continue its program of internal growth, renovations, and expansions of community and neighborhood shopping centers that primarily service the day-to-day necessities and services subsector of the overall retail market.This position is responsible for tracking and coordinating Tenant lease requirements, including plans and signage submission and Landlord approval, tracking building permits and overseeing day-to-day vendor contract management. Administrative responsibilities including A/P processing, filing, contract administration and tenant relations.Duties & Responsibilities:Point of contact for all tenants under construction, tenant's general contractor, sign vendor and architect.Assists leasing with current status of tenant spaces and provides exhibits along with tracking of vacant spaces to have plans ready for leasing agents and prospective tenants.Responsible for tracking of, as well as tenant correspondence for, all completion and delivery of tenant spaces and ground lease building pads.Responsible for management of the all requests for scanning/prints utilizing the drawing print scanner.Responsible for tenant correspondence/coordination all of tenant drawing/signage submittals, approvals and recording each item into the Signage/Plan Tracking Log.Obtains complete plans, specifications and sample boards from the tenant within guidelines and requirements of the lease. Provides review or coordinates comments, approves, or makes corrections to the tenant's plans. Follows up with the tenant and or C&D personnel assigned to make sure the plan corrections are completed.Monitors progress of tenant's construction against performance/benchmark dates set forth in the lease, through final inspections and tenant opening.Resolves problems and or assists with issues with the tenants and governing agencies on behalf of the Landlord.Familiarity and understanding of relevant jurisdictions/permitting offices in submitting and tracking of permits.Conducts a weekly meeting with C&D, Leasing and Operations departments.Bond ManagementOversee the current status of all construction bondsProcess the release of the bonds as requiredRequest yearly renewals of necessary bondsOther duties as assignedJob Requirements (Skills & Abilities):Extensive retail development and construction knowledge backgroundAbility to review construction plans and signage submittals at a basic general level.Understanding of lease terms and the ability to review leases for relevant information and datesAbility to effectively and professionally communicate both in writing and verballyAbility to effectively react to and manage unforeseen schedules and situationsAbility to use rational resources to solve a multitude of problems and make decisionsManagement and personal skillsMust be a team playerAbility to meet deadlines and is self-directed, professional, thorough and responsibleAdvanced skills in Word and Excel, and proficient in OutlookExperience:5-7 years working for a general contractor and/or property management firmEducation / Licenses / Certifications:4 year degree requiredBFS7501The Company requires that certain positions, including this position, be fully vaccinated against COVID-19 unless they have an approved medical or religious accommodation.Saul Centers, Inc. is proud to be an equal opportunity workplace.
