Saul Centers operates and manages a real estate portfolio of 61 community and neighborhood shopping center and office properties totaling approximately 9.8 million square feet of leasable area.Saul Centers' primary operating strategy is to continue its program of internal growth, renovations, and expansions of community and neighborhood shopping centers that primarily service the day-to-day necessities and services subsector of the overall retail market.The Site Maintenance Technician will be responsible for the physical operation, maintenance and oversight of contracted services for a portfolio of commercial shopping centers and office buildings in various Virginia locations in the following cities: Manassas, Alexandria, Fairfax, Falls Church, Woodbridge, and Bailey's Crossroads. Our goal is to ensure efficient and reliable operation of the buildings, consistent with the owner's financial objectives. The Site Maintenance Technician will supervise qualified contracted personnel to service the building, and maintain positive relationship with tenants.The shift time for this role is Monday-Friday, 7am-3pm.DUTIES & RESPONSIBILITES:Supervises the repair, maintenance, and operation of assigned properties, utilizing the services of contractors. Regularly inspects properties to ensure that buildings are in good operating order and appearance.Daily review of the properties assigned to. This includes a visual walk-through and completion of a property review reportCommunicates with Property Manager daily about any problems or conditions that occur at the properties.Completes a quarterly roof inspection, cleaning all debris from the roof.Supervises and evaluates all outside contractors for performance per specifications.On a 24 hours basis, responds as necessary to any building emergencies. In order to respond to emergencies, the maintenance supervisor carries a cell phone at all times. Takes necessary steps to safeguard or minimize damage to property.Monitors tenant improvements to effect smooth transfer of responsibility from construction department to management. Ensures that construction work performed in buildings, whether by Management Company or by tenants, is performed in accordance with Policies and Procedures.Supervises security functions for protection of property in accordance with Policies and Procedures. Supervises fire and life safety annual inspections per Policies and Procedures.Controls inventories and equipment conditions. Completes maintenance on all vehicles and equipment needed to complete work at the centers.Completes basic maintenance work including painting, sign repair and installation, replacement of light bulbs etc.Responsible for timely reconciliation of all billing receipts.Other duties as assigned.JOB REQUIREMENTS (SKILLS/ABILITIES):Familiarity with building systemsAble to communicate proficiently with the Property Manager and TenantsOrganizational SkillsUnderstanding of accounting reconciliation of billsEffective Team MemberAble to correctly evaluate conditions needing immediate attention and able to correct such items if able or communicate to the Property Manager the situation and follow direction when given.EXPERIENCE:3-5 years of relevant experience Commercial Site Management ExperienceEDUCATION/LICENSES/CERTIFICATIONS:Valid Driver's License and reliable transportation to the office and multiple properties currently in Maryland or Northern Virginia areaAbility to inspect exterior and interior of properties, including mechanical rooms, roofs, and stairwellsRoof access may require climbing interior or exterior ladders.BFS7501The Company requires that certain positions, including this position, be fully vaccinated against COVID-19 unless they have an approved medical or religious accommodation.Saul Centers, Inc. is proud to be an equal opportunity workplace.
