We are currently looking for our:Leasing ManagerWhat we offerWe are seeking a Sales Manager to join our Leasing team. Reporting to the VP Leasing, the ideal candidate will be an essential member of URW's 360 Sales Team, which encompasses permanent leasing, kiosk leasing and common area leasing. This role is focused primarily on Kiosk Leasing and Common Area Leasing with a secondary focus on Local Leasing / Pop Ups / Renewals & Extensions.Here are strengths you possess and the background you need to be successful - RESOURCEFUL - You always manage to figure out how to get things done. AT THE FOREFRONT OF MARKET TRENDS - You love to scout the competition to see what they're doing and figure out how you can do it better. You keep abreast of all local and industry news. As a result, you are always aware of the upcoming trends within the [food and retail / advertising] marketplace. NEGOTIATING & CLOSING SKILLS - You are able to negotiate and can creatively figure out ways to drive win-win solutions. You look forward to closing every deal you start. In this role, your main missions are:Drive revenue growth that aligns with the overall company and asset strategyOwn the full cycle sales process including prospecting new leads, navigating the C-suite, negotiating contracts, and closing new and renewal business with customersManage existing client needs and lead the growth to secure a high percentage of renewal businessOwn the deal flow process with tenants, legal leasing, retail delivery, retail design management, and center management to achieve rent commencement datesDevelop deep market understanding and competitive analysis by understanding sales, traffic trends, demographics, and leasing visions for any assigned propertyFavorably negotiate and execute leases with retailers to achieve center Leasing budgetExecute a center-specific merchandising strategy that supports local business development with timely and relevant concepts that offer a point of differentiation for leasing representative's assigned centersMaintain financial budget and forecast reportsTraveling to assigned centers for the purpose of client meetingsWhat we are looking for You. . .Minimum of three years' experience in a high-volume sales oriented position or organizationSolid relationship building and intermediate negotiation skills that represent a broad range of knowledge and skills including: Economic deal structure and deal investment return to the mall owner, general knowledge of lease provisions/clauses of retail leases, ability to resolve internal and external design issues, focus on cross property marketingIntermediate closing skills. Closing skills represent a broad range of knowledge and skills including: having a deep knowledge of the competition (both market and retail), customizing sales pitches to attract the decision maker, conveying a sense of interest in the client's needs, creating a sense of urgency, and overcoming all objectionsKnowledge of basic accounting principles including budgeting & forecasting, NPV and IRR calculationsStrong written and oral presentation skillsAuthentic learner who tackles new challenges, using both successes and failures to guide growthThe ability to gain the confidence and trust of others through honesty, integrity, and authenticityBachelors degreeOrganized, multitasking, deadline delivery required in a fast paced environmentGoal oriented, must work with a sense of urgencyBasic computer skills including Microsoft Office (Outlook, Power Point, Excel)Proficient in What is important to us The following values bring us together and guide our actions.
