This Building Engineer position is responsible for several buildings in Burtonsville, MDSUMMARY:The Building Engineer is a vital team member that performs building operational duties under the direction of the Property Manager, ensures excellent customer service and community enhancement. The Building Engineer will complete, or assist with tasks related to electrical, plumbing, air conditioning, heating, and other building trades work within a commercial building. Daily duties will consist of working with the property management team to perform preventive maintenance tasks, respond to service tickets, and provide a safe working environment for building tenants and visitors.PRIMARY RESPONSIBILITIES: Perform building and systems inspections. Make required modifications to building systems to satisfactorily support all tenants Complete Preventive Maintenance and Corrective Maintenance requests in a professional manner Work with building vendors to complete contracted work orders and meet customer expectations Maintain records, reports, evaluations, and provide recommendations regarding building maintenance operations as needed Identify parts, materials, equipment, and supplies that need to be ordered, and assist with acquisition Manage Building Management System (BMS) / Energy Management System (EMS) as needed Maintains a clean building engineering shop, mechanical plant, mechanical rooms, and building appearance Follow all safety rules and regulations Performs related work as required QUALIFICATIONS: High level experience and skills operating, troubleshooting, maintaining, installing and repairing equipment Demonstrated high level mechanical skills and abilities with HVAC equipment Oversite of vendors (Janitorial, Landscaping etc..) and snow removal. Compliance testing of fire pump churn, Phase 1 and 2 Coordination of facility electrical maint, sprinkler and alarm testing, UPS, generator, etc. Must be proficient with computers and posses technology skills necessary to manage work order applications on smart phone and operate Building Automation Systems and completion of compliance documentation onlin High School diploma or equivalent, and must be able to communicate effectively in English Available to occasionally work overtime hours to perform repairs or maintenance that is necessary to complete during off hours Must meet the requirements of the occupation such as lifting 50 lbs., walking distances, kneeling for 1 hour, and climbing ladders.
