Van Metre is seeking a skilled Construction Manager to work on Custom Homes within the Design+Build Division!As a Construction Manager, you will plan and oversee luxury custom home projects! You must be a motivated self-starter with demonstrated ability to organize, develop, and manage custom home projects on time and within budget.ResponsibilitiesDirect responsibility for all field management of construction to meet the budgeted goals and high-quality standards of company; coordinate and direct construction workers and subcontractorsReview all construction documents before construction, noting all questions to team members and trade partnersHold weekly job meetings and keep all trade partners aware of priorities and objectivesConstruct projects in accordance with approved plans and specificationsEnsure homes are ready for the scheduled pre-settlement inspection with the client and settlementPrepare and maintain accurate job schedulesIssue purchase orders before any work is started and Variance Purchase orders as needed during constructionPerform all construction inspections with clients: Pre-Construction: Pre-Drywall: Pre-Settlement and Re-walkProvide exceptional customer service work and be present for all inspectionsMaintain an attitude of professional pride in the product and always adhere to Van Metre core valuesReview the contract specifications and scope of work with each subcontractor regarding their contracted work and the level of quality they are to provideAssist estimator as needed in cost estimates for prospective clientsParticipate in site visits and site cost analysis with team for prospective clientsMonitor the completion of all pre-settlement items so that when the house is ready for settlement there are no outstanding itemsComplete all checklists on timeMaintain a clean job sitePerform all duties professionally, efficiently, and effectively, making fair and ethical decisions on matters relating to subcontractors and clientOversee all onsite and offsite construction to monitor compliance with building and safety regulationsReview the work progress on daily basisPrepare internal and external reports pertaining to job statusParticipate in negotiation terms of agreements and contracts as neededEnsure quality construction standards and the use of proper construction techniquesProvide weekly client updates for management and administrative staffRequirementsMinimum 10 years' experience building custom homes with an emphasis on infill projects; Renovation experience a plusExperience in Fairfax, Arlington, Loudoun, and Fauquier Counties a plusAbility to multi-task, manage time effectively and collaborate with Design+Build team membersAbility to proactively identify, analyze, and solve problemsAdvanced knowledge of construction management processes, means and methodsExpert knowledge of building products, construction details and relevant rules, regulations, and quality standardsUnderstanding of all facets of the construction processFamiliarity with construction management software packagesAbility to plan and see the "big picture"Competent in conflict and crisis managementLeadership and human resources management skillsExcellent time and project management skillVan Metre Companies was named one of the Top Workplaces in DC for the past four consecutive years by the Washington Post!
