Roving Building Engineer - Role/Summary of PurposeAnnapolis, MarylandProperty Services GroupEngineering & Maintenance DepartmentThe Building Engineer is responsible for the oversight of all day-to-day maintenance and operations for a 265,000 square foot commercial office portfolio located in the Annapolis area. This position involves coordination with the Chief Engineer as well as Property Management to ensure that all maintenance resources, including funds, materials, and equipment are being used in the most efficient manner possible in order to meet departmental objectives. The Building Engineer is to serve as chief technical advisor for the property ensuring that all in-house maintenance staff, outside vendors, and other maintenance personnel complete scheduled work in a timely fashion while following all policies, procedures, protocols, and controls. Job ResponsibilitiesOperate and maintain all base building mechanical, electrical, plumbing, and security/life safety systems in accordance with standard industry procedure and jurisdictional codes. Schedules for required State inspections on elevators, boilers, fire & sprinkler systems, backflow devices, electrical systems should be closely monitored and tracked to ensure compliance.Systematically perform and document preventative maintenance tasks and inspections in accordance with Property Preventative Maintenance Schedules. Edge Engineering & Maintenance Staff are to consult with Property Management in scheduling maintenance and downtime in order to minimize business interruption and inconvenience.Coordination and oversight of 3rd party vendors and service contractors ensuring strict adherence to the scope of work and building rules/regulations. Engineering & maintenance staff are to be knowledgeable of all maintenance agreements and service contracts associated with their assigned properties. They are responsible for obtaining, reviewing, and then submitting any associated proposals for repairs to Property Management. Then scheduling/coordinate repairs immediately upon approval.Responding to tenant service requests within 1 business day of submission. Upon completion, the tenant should be notified of the status (when possible) and the ticket closed out in the work order system. Any ticket unable to be closed out should be updated/changed to "Pending"A' or "On Hold"A' with details provided as to the expected completion date and reasons for the delay.Maintain inventory of adequate supplies and tools for assigned property.Maintaining 24/7/365 after-hours emergency coverage ensuring that all emergencies are responded to within 1 hour and proper notification is sent out to the Facility/Property Management team.Provide technical assistance on all critical building functions including a full range of heating, ventilation, air conditioning, refrigeration, mechanical, electrical, plumbing, fire & life safety, and related software systems and components.Identify/implement protocols and procedures to increase efficiency gains in building operation.Provide feedback on annual reviews/disciplinary actions for assigned engineering and maintenance staff.Submittal of a Daily Report detailing the hours worked at each property along with a brief description of the work completed.Submittal of a timesheet by 12 PM on the Monday of each pay week.Other Duties as assigned.We are a company that provides equal employment opportunities to all employees and applicants for employment and prohibits discrimination and harassment of any type without regard to race, color, religion, age, sex, national origin, disability status, genetics, protected veteran status, sexual orientation, gender identity or expression, or any other characteristic protected by federal, state or local laws.
