Condominium Maintenance Superintendent Company Description A three building 175 unit condominium association in Chevy Chase, MD is seeking an experienced Maintenance Supervisor for a full-time position. The complex has 175 total units in 3 separate buildings, two with 5 floors and one with 7 floors. It has a 350 space underground garage, 8 elevators, and 15 acres of landscaped grounds including a road bridge. It has approximately 600,000 square feet of total space. Job Description The Maintenance Superintendent will be responsible to work with the General Manager to ensure and coordinate the proper operation, maintenance, safety and performance of equipment for the HVAC, mechanical, electrical and plumbing systems and structural elements of the complex. Candidates must have a minimum of 5 years' experience in a senior maintenance position at similar large multi-family and multi-building facilities. Job Responsibilities Supervise the work of external contractors and in house employees assigned to assist in maintenance duties. Assists outside engineering consultants in the planning, management and budgeting of large capital projects. Involvement may include areas such as bidding, supervising contractors, and reviewing work completed. Develops budgets (in coordination with the General Manager) for cost estimating and scheduling for small to medium sized maintenance projects as well as regular and routine service contractors. Maintains up-to-date knowledge of, and helps implement proper health and safety practices and regulations. Maintain a database of repairs, replacements and scheduled maintenance, as well as regular and routine inspections as required by local jurisdictions for all building and structural components. Ability to perform the day-to-day routine maintenance of the building components. Inspect facilities to determine current/potential problems and necessary maintenance. Plans, documents, and schedules preventative maintenance of building components. Recommends and works with General Manager in the hiring and supervising of contractors during installations, repairs or maintenance (ie, electricians, plumbers etc.) Keeps the Board, General Manager, Management Company and owners/residents informed on maintenance status and capital project matters. Qualifications Qualifications include, but may not be limited to: Five (5) years minimum experience as a Maintenance Superintendent in a multi-unit, multi-building residential complex. Must present most recent 10 year employment history . Strong working knowledge of basic trades such as electrical, plumbing, carpentry, HVAC, and construction. Certifications in any of the basic trades is a plus. . Experience in supervising the work of external contractors and in house employees. Ability to manage large capital projects is a plus, but not a requirement. As noted above, these large projects will normally use outside consultants. . Knowledge of health and safety practices and regulations. . Must be fluent in English. . Must comply with Association's employee Covid-19 vaccination policy Must have a valid driver's license. Must successfully pass a drug test and background screening. Ability to react and attend to emergency situations or special projects that may arise during weekends or evenings. Must have high school degree or equivalent. Basic computer skills in word processing and spreadsheets. Ability to inspect all areas of the building that will require some level of physical fitness, flexibility in tight spaces, and tolerance for roof height areas.
