General Responsibilities Ensure that the entire property is maintained in a safe, attractive, clean, and comfortable manner; and assist in other types of maintenance, when necessary. Essential Duties Maintain cordial and professional relationships with other staff members and work closely with other maintenance workers, Maintain cordial and professional relationships with current and perspective residents, Maintain cordial and professional relationships with any contract laborers working on the property. A. Corrective Maintenance 1. Satisfy service requests per work orders, following company procedures: Enter at resident's convenience, if possible. Make repairs. Clean up thoroughly. Observe condition of apartment and report any unusual circumstances (eg, size and number of pets). Leave notice of work performed in apartment. 2. Assist with apartment make-ready procedures: Paint. Clean carpets, windows and appliances. Service appliances, plumbing and electrical fixtures. Repair and/or replace old and faulty parts. Check locks. Replace burnt out light bulbs. Report any unusual problems. B. Preventive Maintenance 1. Make regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances and major equipment: Check for appearance and cleanliness. Check for structural cracks. Check for excessive wear. Check for faulty parts. 2. Make repairs or replacements, as necessary and with approval of maintenance supervisor. 3. Follow and maintain the Preventive Maintenance Schedule designed for the property. C. Emergency Maintenance Serve as on call maintenance providing evening, weekend, and holiday emergency service. Has knowledge of power, water, and gas turnoffs, clean-out traps, fire extinguishers and fire hydrants. Knowledge of emergency telephone numbers (eg, police, fire department, maintenance supervisor). Follow all company emergency procedures. D. Other Assist in maintaining inventory of tools, equipment and supplies. Snow shoveling during winter months. Mowing, edging and trimming of grass during growth season. Pick up trash on property. Report all needed repairs to maintenance supervisor. Assist with other types of maintenance as necessary. Attend all instructional classes conducted by management. Wear uniform during all working hours. Provide own small tools to perform duties. (It must be noted that neither the owner nor its agent is responsible for the replacement of these items in the event of loss or damage. Employees are encouraged to obtain insurance for these items.). Prepare logs and reports in accordance with corporate policies and procedures. Willing to assist at other properties as required Repair and maintain property owned equipment. Perform swimming pool maintenance as needed. Friendly, helpful and considerate to all residents. Perform any other duties that may be assigned by Maintenance Supervisor or Property Manager. Basic Qualifications Education/Training: A high school diploma, HVAC Certificate and/or trade school certification is preferred. Skill(s): Clearly communicates in English; proficient reading, writing, grammar, and mathematics skills in English; demonstrates accuracy and thoroughness and monitors own work to ensure quality; Some familiarity of electricity, plumbing and carpentry; Working knowledge of HVAC systems and various appliances; Proficient interpersonal relations and communicative skills; Works well in a team environment; Able to work with a diverse group of people; Appearance compatible with image of property, positive attitude and energetic; Demonstrates integrity on personal as well as professional level; Attention to detail; Able to multi-task and prioritize to meet firm deadlines. Experience: A minimum of one (1) year full time apartment maintenance with similar capital equipment is required. Physical Requirement Good physical health. Able to converse with public in person. Excellent vision or corrective lenses to maintain excellent vision. Lifting / Carrying - up to 100 lbs.. Push/Pull - moderate (20 lbs.) to heavy loads. Considerable bending, kneeling, standing and climbing involved.
