Project Manager - Northern VirginiaWe are currently seeking an experienced Construction Project Manager to join our growing construction team. The ideal candidate is a self-starter with a minimum of 8 years of experience managing fast-paced multi-family or commercial construction projects. A demonstrated track record successfully completing wood framed, multi-family construction is preferred. Experience working with Virginia Housing Authority is advantageous.JOB SCOPE AND PURPOSEThe Construction Project Manager will provide overall direction, oversight, and coordination of construction activities on Lawson multifamily construction projects with the expectation of delivering high quality housing on time and on budget. The candidate must be proficient in providing timely, complete, and accurate reporting. A natural leader who excels in a team environment, this individual must possess the ability to communicate clearly with Lawson staff, design partners and subcontractors. The Project Manager will work closely with the Construction Superintendent to ensure all construction project objectives are met. This is a project lead position that will report directly to the Director of Construction.ESSENTIAL DUTIES AND RESPONSIBILITIESOversee management of construction processes, schedule, financial tracking, and regulatory requirements.Accountable for ensuring projects are delivered on time and within budget.Comply with proper installation per contract drawings, specifications, and program requirements. (Including, but not limited to, EarthCraft, Virginia Housing Minimum Design and Construction Requirements, Universal Design requirements, ADA and UFAS).Negotiate and generate subcontractor and vendor contracts, purchase orders, and work orders.Ability to analyze contract drawings and subcontractor proposals for completeness.Oversee all change orders for fairness and accuracy.Accountable for coordinating draw requests and bank inspections.Accountable for obtaining all necessary permits.accountable for creating and completing final punch list items for acceptable project turnover.Generate construction schedule and ensure materials and contracts are released in time to meet schedule needs.Review and approve monthly billing for work in place.Provide oversight and guidance to Assistant Project Management and Project Management Assistants when applicable.Work with Property Management Maintenance regarding training, operations, and review warranty work Items.Work with Property Management team to coordinate turnover and lease up deadlines.Other duties as assigned.QualificationsQUALIFICATIONSBachelor's Degree or equivalent.Minimum 8-10 years of experience in commercial construction. Multi-family construction experience a plus.Good human relation skills and demonstrating ability to deal with subcontractors, residents, peers and supervisors.Ability to organize and problem solve effectively.Ability to exercise good judgment and self-control.Enthusiasm, good attitude, trustworthiness, personal integrity and honesty.Proficient with computer software programs; MS Word, MS Excel, MS Project, Bluebeam, or ability to learn these programs or other programs that become essential for this position.Ability to travel between various work sites, locally and out of town.Preference will be given to candidates with experience in the Construction Project Management field.ESSENTIAL PHYSICAL FUNCTIONSBending, kneeling, stretching, climbing stairs and ladders, squatting, and lifting up to sixty (60) pounds.
