Quantum Real Estate Management LLC, is a residential management company specializing in HUD, tax-credit, and municipal developments in the Washington, DC tri-state area308 unit Coop in Annapolis needs individual to assist with management. Must have strong, excellent verbal and written communication skills along with being detail oriented.Essential Duties:Ensure Physical Wellbeing of Property:Supervise maintenance staff, and contract workers by scheduling maintenance work; regularly follow-up inspections on maintenance work; inspect grounds, including all common areas; Supervise all vacant apartment make-ready procedures and make recommendations for physical repairs, replacements and/or improvements.Tenant Management:Ensure timely payment of rents and process and complete residential applications; Enforce evictions for non-payment of rent.Marketing and Leasing:Assist in preparation of advertising and marketing programs; prepare regular market surveys; prepare weekly and monthly reports; Provide for resident recruitment, selection, qualification, lease administration and apartment preparation for move-ins in accordance with corporate policies and procedures; Ensure compliance with fair housing guidelines and HUD guidelines (where applicable).Administration:Coordinate communication of information between the property and corporate office; Performany other duties that may be assigned by the Property Manager; Implement HUD procedures and selection criteria; Serve as on-call representative providing evening, weekend and holiday emergency service; Assist at other properties as assigned.Basic QualificationsEducation/Training: A high school diploma is required. College degree courses in a business curriculum and COS certification preferred.Skill(s): Clearly communicates in English; proficient reading, writing, grammar, and mathematics skills in English; Proficient interpersonal relations and communicative skills; Works well in a team environment; Able to work with a diverse group of people; Appearance compatible with image of property, positive attitude, energetic and capable role model for other staff; Demonstrates integrity on personal as well as professional level; Attention to detail; Ability to help solve problems involving residents, equipment failure and emergency situations; Ability and willingness to substitute for any administrative position when needed; Able to multi-task and prioritize to meet firm deadlines; proficient PC skills; visual and auditory skills.Experience: A minimum of one (1) year in real estate management. Recertification handling section 8 or public housing required.
