TBC is one of the region's most established commercial real estate organizations and focuses on the management of its office, hotel, and multi-family properties as well as on strategic acquisitions, ground up and adaptive re-use developments, & investments..TBC is seeking an Assistant Project Manager who will be responsible for TBC's Commercial Tenant Improvement projects in locations throughout the Washington DC area. This includes management and oversight of the full project duration from pre-construction through close-out to ensure projects are delivered on time and within budget.The Assistant Project Manager reports to the VP of Construction and as TBC's representative, this role is responsible for developing and fostering strong working relationships with all members of our project teams including tenants, subcontractors, architects, and others.Responsibilities include:Direct accountability for organizing, scheduling, and planning all TI projectsDevelop project budgets & pre-construction plans, schedules, cash flow projections, specifications, and periodic status reportingDevelop cost estimates, manage the permitting process, negotiate contracts, and change orders to minimize cost and schedule impactsDay to day management of projects using established project controls and procedures with regular site visitsManage RFIs, submittals, and change ordersUtilize established project controls and proceduresCollaborate with asset management, property operations and construction teamsCommunicate with owners, architects, and subcontractors related to project timelines, costs/budgets, and change managementDevelop positive relationships with subcontractors, architects, and other project team membersFlexibility to assist if needed in other construction related projects in development, hotels, residential and other areas.Qualifications:2+ years' experience as a project or construction engineer and/or project managerBachelor's degree in construction management a plusDemonstrated project management skills, with ability to manage multiple deadlinesSolid understanding of construction operations and processesExcellent oral, written and interpersonal skillsHigh level of self-motivation, sound judgement & attention to detailStrong organizational and time management capabilitiesProficiency in using MS Office, Microsoft Project, Procore, CMIC , Yardi a plus
