By doing this, we will Change Lives Together, every day and everywhere.ROLE SUMMARYThe Director of Construction will support the successful growth of Nando's through management of all construction processes. This role is responsible for the build-out of new Nando's restaurants, as well as the management of projects, renovations, and landlord repairs. The Director of Construction will work with other members of the Property Team and with Operations during the site selection and evaluation process and to ensure smooth handoff post-construction. The individual in this role should be highly organized and an effective and proactive problem solver. They will work closely with and learn from senior members of the organization, as well as contribute to the overall culture and growth of Nando's North America by providing direction and expert council across the Property Team and cross-functionally to other departments. As with all members of the Nando's family, the Director of Construction will be expected to wear multiple hats, seek out opportunities to make Nando's and themselves better every day, and in general, be a good team player! The essential functions of this position are mapped out below:KEY FOCUS AREASConstruction Project ManagementEnsure contractor and subcontractor compliance with applicable building and safety codes and regulationsEstablish, maintain, and drive project schedules and budgets including internal communication and updates to team on all projects, new builds, renovations, and landlord repair workEnsure the coordination and development of approved architectural and engineering construction drawings with respect to budget, schedule, and constructabilityEnsure all site work is high quality and per drawings/ specsPrioritize and lead key strategic initiatives that will improve build methods, reduce lifecycle costs, and ease maintenance burdensLead and promote a culture of safe work conditions and hold team to meeting safety standardsComplete projects within budget and on scheduleTracks hard and soft cost expenditures against project budgets and contractsVendor, Budget, and Contract ManagementReview contracts and ensure that bid documents and contracts encompass the complete scope coverageManage contractor and subcontractor relationshipsReview drawing and spec packages for adherence to design/ functional intent and to catch and omit repeat mistakesManage permitting, bidding, and construction admin process, liaising with team as neededComplete budgets and schedules for renovation and small-works projectsSite Selection and HandoffVisit new sites and complete site surveys and budgets for Real Estate, engaging with designers, architects, and engineers as needed, understanding work letter exclusions and TI contributionsManage procurement of all owner-provided materials for new sites as neededComplete and submit all work needed to secure Tenant Improvement Allowance (TIA) at close of constructionBuild a handover toolkit and maintenance schedule/yearly budget planWork closely with the internal NRO team to ensure smooth handover process to Operations teams for new and renovated restaurantsWork with outside consultants/ vendors and internal facilities team to identify and implement preventative maintenance procedures to extend life of existing and new restaurant materials and systemsHandover new restaurants to Facilities team at 6 monthsMaintain an ongoing partnership with Operations and Facilities teams to ensure warranty and deficiency work is resolvedROLE REQUIREMENTSBachelor's degree, with a preference for Architecture, Construction Management, Civil Engineering, or a related field7+ years' experience in project management on multiple simultaneous construction administration projectsValid driver's license and clean driving record, with reliable access to transportationWorking knowledge of processes and procedures for construction administration, including CPM scheduling, cost reporting, payment application process, and project status reportingStrong knowledge of construction materials, processes, and equipmentAbility to read blueprints, structural drawings, and plan setsStrong analytical and problem-solving skillsProven budget and contract management skillsDemonstrated ability to manage concurrent projects simultaneously
