Job Title: Property Manager FLSA: Salary-Exempt Location: Glen Burnie, MD Reports To: Director of Administration General Summary: Assist the Director of Administration with all property related operations to achieve property financial and operational objectives. Assist Director of Administration with various document and agreement preparation and review. Facilitate real estate purchases/sales, new leases and construction contracts. Supervise the Property Paralegal, Assistant Property Manager and the Property Assistant to oversee property matters, all lease matters (including, but not limited to: renewals, invoices/reconciliations, maintenance and negotiations with Landlords), property maintenance & various invoice reviews. Work closely with the Facilities Dept. to coordinate completion of major Facilities/Property projects. Demonstrate a positive, professional attitude about the company with co-workers, landlords/tenants, contractors, sellers/buyers, government agencies and the public whether contact is by mail, email, telephone, or in person. ESSENTIAL JOB FUNCTIONS: Oversee all functions of the Property Department. Oversee all lease matters: Ability to understand Lease terms and conditions, contribute to negotiations with property owners and tenants. Compile a list of terms/clauses/conditions to incorporate in leases with property owners. Update our standard lease with tenants. Review leases and renewal addendums. Administer leases; including prompt synopses of new lease(s), review billing and analyze lease clauses. Work closely with the Facilities Dept. on all major projects: Ability to understand and negotiate contracts with builders and agreements with remodelers. Maintain building specifications up-to-date Visit construction sites & remodel sites to ensure work is going as planned. Understand and communicate revisions that may be necessary. Oversee payment review for construction contracts. Interface with government as necessary Build a rapport with and maintain a contact list of reliable contractors Prepare, review & facilitate various contracts, agreements and documents; including construction contracts. Facilitate the purchase/sale of real estate. Accountable to protect, maintain and enhance the value of commercial real estate assets in order to maximize the owner's financial return and for the benefit of the company. As assigned by Director of Administration, will act as RE Michel's primary coordinator of correspondence and property management obligations. Liaison with other disciplines/departments within the company to provide a team approach to the management of real estate. Establish & maintain collaborative working relationships between departments and with coworkers. PREFERRED EDUCATION AND QUALIFICATIONS: Commercial/Industrial Property Management experience highly desired. Bachelor's degree or equivalent related real estate Must be able to read, write and communicate English fluently. Strong organizational skills with attention to detail; able to work with a sense of urgency. Strong professional business letter writing and verbal correspondence. Ability to understand and carry out industry specific written and oral direction. Positive innovative approach to problem solving. Ability to negotiate, persuade and modify opinion in order to reach the goals/objectives of the organization. Ability to exercise judgment and discretion. Must be professional at setting priorities and coping with competing demands. Excellent time management skills. Optimum use of resources, cost-effective methods/procedures and cost reduction efforts. Must be able to complete advanced business mathematical functions. Ability to supervise others. Proficient with Microsoft Word, Excel, Outlook and Internet research. Approximately 25% to 50% travel is required; some overnight. Valid driver's license and current automobile insurance is required. Work Environment: Working in an office environment 50% of the workweek. Extensive use of computer, phones, calculator, handling/carrying files/drawings. Employee may be required to sit, bend, stoop, walk, stretch, and reach as required. Ability to use keyboard, read, write, and speak English fluently. Walk-through of warehouses and various real estate sites, vacant buildings, and areas within company facilities and office buildings. In the warehouse setting or outside on grounds, overall temperatures will reflect local weather conditions. Warehouse conditions are dusty. Required travel alone or as passenger with others.
