The Leasing Director will drive strategic leasing efforts for the organizations mixed income portfolio. The Leasing Director will work closely with the Communications and Marketing teams to implement strategic marketing efforts, driving traffic to the properties and achieving the leasing goals and objectives for the portfolio. The Leasing Director should be well versed in all aspects of residential leasing, have strong relationships within the leasing and brokerage community, and have experience building, managing and motivating leasing teams. The Leasing Director will be responsible for consistent reporting and will be the key person to provide market insight as it pertains to Fairstead's mixed income properties, and their comps.Reporting to the VP of Operations, the Leasing Director will be directly responsible for the following:Leasing: Responsible for the management and oversight of all leasing operations, marketing, and pricing of all residential properties in the portfolio (1200+ units)Develop and mentor the leasing teams, implementing metrics and KPIs, training and mentoring in house leasing consultants and managers. Participate in interviewing and hiring of new team membersCultivate and maintain relationships within the brokerage community, conducting broker tours and events, and consistent outreach Oversight of all leasing-renewal pricing, rent rolls, lease applications, concessions, and new rents, in conjunction with Asset Management / Operations for final approvalFrequently visit properties, conducting walk throughs, evaluating leasing activity and site staff Develop marketing initiatives including thorough marketing campaigns, broker blast distribution lists and partner with Communications and Marketing to ensure property branding is accurate on all collateralManage Yardi CRM software Identify loss leaders and correct units to market, driving traffic to properties Review stacking plans, layouts, and design to ensure marketability for vacant and newly renovated units Reporting: Conduct weekly market analysis, identifying market trends, pricing, and incentives, providing updates and pricing recommendations to Asset Management and Operations Track leasing activity including traffic, traffic conversion, new applications, renewals, and retention, and YOY rent increases and other leasing related activities. Deliver weekly, monthly, quarterly, and annual reporting on all leasing activity to Vice President of Operations, Regional Manager and Asset Managers Manage Onsite and Yardi platforms Operations: Work interdepartmentally within Fairstead Management (Operations, Property Management, Asset Management, Construction etc., to ensure units are ready for new move-ins and tours, and all vacancies are appropriately reportedPrepare tour lists and model units, walking vacancies to ensure units are ready to be shown. Train leasing teams on showing protocols. Assist Community Manager and site teams with building walk throughs, punching renovated units and reviewing vacancies to ensure units are ready for new move-ins. Assist Community Manager and site teams with all leasing functions during peak seasons to successfully manage increased building traffic and tours. Partner with Community Managers to create and execute resident retention programs Responsible for Multiple Dwelling registrations RequirementsBachelor's degree requiredReal Estate license (essential)3-5 years' experience in residential leasing and sales, AND 2+ years of experience as a Leasing Manager or Director in an on-site capacity Expertise in mixed income housing, proven skills in managing leases for high volume propertiesStrong team building and management skills, with an impeccable track record of building successful leasing teamsSolid understanding of Federal, State, and local rental regulations and compliance.Expert knowledge of rental agreementsSolution-oriented thinker with strong problem-solving skills,Well-informed individual who displays good judgement and attention to detail.Proficient in Microsoft Office and Yardi SoftwareGreat Interpersonal and Communication Skills.BenefitsFairstead is a vertically integrated real estate investor, developer, owner, and operator specializing in affordable and mixed-income housing.
