Quantum Real Estate Management LLC, is a residential management company specializing in HUD, tax-credit, and municipal developments in the Washington, DC tri-state area We are seeking a full time Assistant Property Manager for a Residential Community in Alexandria, VA. Candidate must have at least a year of tax credit experience and proficient in compliance and financial reporting. General Responsibilities Primary responsibility is to certify applicant eligibility at initial occupancy and recertify existing residents for continued occupancy. Ensure that residents receive courteous reception and services; Handle all incoming calls in a professional manner; Meet and greet all visitors and the general public; Assist Property Manager and Regional Manager with special projects, administrative tasks and other non-property management related work. Essential Duties Maintain property waiting list; Coordinate on-site data collection and processing of resident information; Schedule resident re-certification interviews; Ensure proper calculation of income, assets, rent levels, etc.; Maintain resident files in accordance with company policies and regulatory agency policies; Maintain professional and courteous relationships with other staff members, current and prospective residents, and suppliers, vendors and professionals servicing the company; Act as receptionist for residents and visitors as well as answer direct and return phone calls as necessary; Assist with semi-annual residential unit housekeeping and maintenance inspections; Assist office staff with collection of rents and social activities; Assist with other administrative tasks as needed; Accurately complete assignments in a timely manner; Ensure safety practices, comfort and privacy of all property residents. Strive for good resident/management relations to retain desirable residents, Perform any other duties as may be assigned by the Property and Regional Managers. Basic Qualifications Education/Training : A high school diploma is required. COS, HCCP, CPO, TCS, or similar certification preferred. Skill(s): Clearly communicates in English; proficient reading, writing, grammar, and mathematics skills in English; Proficient interpersonal relations and communicative skills; Works well in a team environment; Able to work with a diverse group of people; Appearance compatible with image of property, positive attitude and energetic; Demonstrates integrity on personal as well as professional level; Attention to detail; Able to multi-task and prioritize to meet firm deadlines; Proficient with Microsoft Office - Word, Excel, Outlook, One-Site Property Management software and internet literate. Experience : A minimum of one (1) year in similar position is preferred. Working knowledge of LIHTC, HOME, Section 8, or Public Housing is required.
