Responsibilities Summary of Position: Responsible for providing subsidiary mentoring and leadership, maintaining the project goals, preserving the schedule, and monitoring quality control. Manages and mentors on-site field Associates and supervises the work of subcontractors. Ensures project compliance with all building codes, safety policies, and governing authorities' requirements for construction of a high-rise post-tension concrete building. Principal Duties and Responsibilities: Provides pre-development input of construction techniques and job costs. Manages material take-offs prior to construction for subcontractor scheduling, purchase order deliveries, and quantity verification. Builds the project schedule in conjunction with the Director of Construction and adapts the schedule monthly as required to coordinate with logistics, manpower, subcontractors, and design. Assists with providing qualified trades for the bidding process. Aids in the compilation and review of all subcontractor scopes. Identifies potential scope busts that create budget issues and works with Director of Construction to develop contingency plans or other measures to control and successfully mitigate. Continually review and evaluate means and methods to develop new creative problem-solving solutions. Supervises and resolves subcontractor disputes and site coordination challenges. Monitors quality of workmanship, installation procedures, and use of materials on the project. Oversees subcontractor submittals to both construction and development departments. Maintains weekly schedule status and safety reports on project for supervisory review. Directly supervises the activities of the Superintendents, Finish Superintendents, Field Engineers, general labors, and subcontractors. Actively participates in recruiting staff, especially potential superintendents and field engineers. Creates and maintains a live and dynamic site logistics plan. Ensures any outstanding testing and inspection reports are resolved and complete. Monitors the maintenance of all project document control, including daily reports, the RFI and Submittal processes, incident reports, Schedule updates, completion and punch lists, quality control checklists, timesheets, etc. Monitors execution of punch lists & quality control items. Oversees and ensures that project photos are taken regularly. Organizes and executes schedule and safety meetings with subcontractors. Provides detailed construction status at OAC meetings. Promotes safety on the projects and monitors subcontractors' work to ensure compliance with the comprehensive project safety program. Leads OSHA inspections and manages items on site-specific safety audits. Oversees and maintains the Lennar Environmental Management System (including SWPPP/BMP, as-builts, etc.). Conducts required meetings with 3rd party inspectors. Reviews and approves subcontractors' and suppliers' payment requests. Manages all construction administrative functions on the project. Oversees project close-out including finalizing as-builts and collecting close-out documents. Creates a highly motivated team of Associates and trade partners on the project. Reviews and defines roles of responsibility with Associates while maintaining a cohesive team environment. Qualifications Education and Experience Requirements: Minimum of 5 years supervisory experience. Minimum of 10 years experience in construction with at least 5 years in multifamily construction. Extensive multifamily construction experience. High School Diploma or General Equivalency Diploma. Bachelor's degree in Construction Management or related field is preferred. OSHA 30, CPR, and First Aid Certifications. Working knowledge of construction management theory and practice. Thorough knowledge of multifamily trades, ability to analyze construction documents, and aptitude to read and review project documents. Knowledge of construction building codes and high-rise post-tension concrete construction methods. Ability to development and mentor team members in all arising construction issues; works with team to promote career development and progress through training and leadership. Knowledge of construction and business software including P6 or MS Project, Bluebeam, Procore, Microsoft Office, etc. Excellent written and verbal communication skills. Exceptional at attention to detail, management of others, and conflict resolution. Ability to operate an automobile. Must have a valid state approved driver's license. Must be able to furnish a vehicle for use during the workday. Effectively communicate with the project design team, development team (Owner), project management team, inspectors, subcontractors, and clients while securing their confidence, trust, and cooperation. Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and follow-up and carry multiple projects through to completion. Proficient with construction-related tools including a tape measure, construction level, calculator, drill, etc. Physical Requirements: This is a position which requires the Project Manager to frequently walk, stand, and climb stairs in/around construction sites, apartment homes, models and properties. Must maintain professional appearance and be able to work in a construction environment in all weather conditions (rain, snow, heat, hail, wind, sleet), around hazardous chemicals, dust, dirt, and other particulates. Must also have the ability to operate an automobile, read large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move and carry up to 100 lbs. independently. Finger dexterity is necessary. Additional Requirements: Arrive to work on time. Ability to work evenings and/or weekends. Follow directions from a supervisor. Interact will with co-workers.
