Role: Assistant Property Manager and Leasing ManagerPosition Summary:Assume day to day responsibilities for the property Assist and work closely with the Ownership and Property Manager Act as a liaison for the Owner Assume role of acting manager when the Owner is not availableInterface and work with associates, residents, contractors, vendors, and the general public. Assist in managing all aspects of leasing and building operations Drive successful leasing, resident services, maintenance operations, collections, and apartment turnovers.A "hands on" position that demands self-learning extensive knowledge of all site level tasks, creatively and autonomously solving a wide range of problems from finances to emergency situations. Responsibilities:Work with ownership to execute the business plan for the propertiesUpdate and improve properties to increase return on investmentOversee and coordinate all real estate activities at the propertiesTENANT ENGAGEMENT AND LEASINGAttract and educate new tenantsProvide high quality customer serviceInvestigate and resolve tenant complaintsEnsure all work order and repair requests are processed in a timely fashionSupervise and train property staffEnforce property rules and regulations, including health and safety guidelinesPHYSICAL BUILDINGAssist with identifying, evaluating, and implementing capital and operating projects for the properties as they are planned.Perform periodic building evaluations for each propertyConduct housekeeping, safety, and security inspections on a regular basis to ensure the properties and buildings are well lit at night, clean, and safe for the tenants and general public.As needed, work closely with team members to ensure incident reports and insurance claim reports are filled out correctly and submitted to the insurance carrier in a timely manner.FINANCIALPrepare annual budgets for review.Review and fully understand the financial performance and results on a monthly basis.Assist with the collection of rents and delinquent charges for his/her properties on a monthly basis as directed by the Property Manager.Negotiate and challenge all service contracts for the properties to ensure that Ditto is receiving the best possible service at the most competitive market price. Ensure quality control for all services used in accordance with Ditto's policies and practices. Monitor and track scheduled budget expenses for such services.Assist with tracking utilities expenditures and billings, including the preparation of related reports with third party provider.Research all problem invoices and provide an expeditious solution.ADMINISTRATIVEPrepare and send communications as needed to confirm and follow up on actions as well as memos to tenants to communicate information on a regular basis.Qualifications:Minimum of 2 years' experience in hospitality or real estateAbility to multi-task while meeting multiple deadlines and adhering to changing priorities.Creative and resourceful Highly conscientious Strong interpersonal skills; Ability to build rapport with residents, colleagues, and community membersBe highly proficient in technology, including Microsoft Office, property management and leasing software, and possess strong analytical skillsUnderstand the basic business and legal terms of a lease and a service contractKnowledge of budgeting and forecasting preferredLeadership and management skills and experienceTeamwork and collaboration skillsExcellent communications skills (written and verbal)Demonstrates professionalism Logical reasoning and abstract thinking skillsAbility to work independently and proactivelyOpen to new experiences and ideas that challenge conventionDetails:Salary of $55,000 - $70,000 a year Full-time position; on-site in Washington, DC Schedule: Monday to Friday, on call 7 days a week and 365 days a year to respond to emergencies.Driver's license (preferred)COVID-19 precautions:Personal protective equipment provided or requiredSocial distancing guidelines in placeSanitizing, disinfecting, or cleaning procedures in placeApply:If you want to join the team reimagining the future of residential and hospitality, please send resume and cover letter to with the position included in the subject line.Ditto is an equal opportunity employer.
