Arlington County's Community Planning, Housing and Development (CPHD) Department is seeking a Building Inspector to join their IAS-accredited, award-winning Inspection Services Division. The Inspection Services Division is responsible for working with Arlington citizens and developers to build and maintain property throughout the County.

The Building Inspector ensures that all phases of building construction are done in conformance with codes, ordinances, and approved plans and specifications. Inspectors in this position use personal computers and/or mobile devices to record the results and status of inspections, as well as to prepare letters and written notices of violation. Additionally, the Inspector will receive training on materials, methodology, and code requirements for residential and commercial high-rise inspections.

Specific duties include:
  • Performing inspections at various stages of residential and commercial construction in compliance with statewide building codes, including issuing notices of violation, and identifying and recommending solutions;
  • Communicating with contractors, developers, builders, and homeowners to explain applicable codes and legal requirements;
  • Reviewing and interpreting construction plans and blueprints;
  • Receiving continuous training on materials, methodology, and code requirements for residential and commercial high-rise inspections;
  • Maintaining knowledge of and researching applicable State, County, and local codes, and applying that knowledge;
  • Completing damage assessments; and
  • Performing other duties as assigned.

The successful candidate for this position is familiar with State, County, and/or local building codes, with excellent communication skills, thrives in a fast-paced environment and able to work with a wide variety of people to identify and resolve problems.

Selection Criteria
Minimum Requirements: High School Diploma, GED, or equivalent, plus:

Building Inspector I: Three years of experience in trade specialty area or in general building construction and/or codes inspection or enforcement, or closely related field.

Building Inspector II: Three years of experience in trade specialty area or general building construction with one year of experience in construction codes inspection, enforcement or closely related field, and certification as a Commercial Inspector and Residential Inspector in trade specialty.

Building Inspector III: Three years of experience in trade specialty area or general building construction experience with two years of experience in construction codes inspection, enforcement, or closely related field; PLUS certification as a Residential Inspector and Commercial Inspector in trade specialty; and certification as a Combination Residential Inspector.

Substitution: Apprenticeship and/or trade school training related to specialty area may substitute for up to one (1) year of general experience on a year-for-year basis.

Desirable: Preference may be given to candidates with an Associate degree in related field and one or more of the following:
  • Experience with application and interpretation of Building codes or National codes;
  • Experience with enforcement of Building codes or National codes;
  • Skill in reading and interpreting plans, specifications and blueprints; and/or
  • Experience with high-rise/commercial building codes or construction experience.

Special Requirements

  • The employee must obtain State certifications as a residential and commercial Building Inspector within the 12-month probationary period. Selected inspectors will receive cross training in all areas of code enforcement and may be responsible for providing technical direction in their specialty to other inspectors.
  • The employee must progress through the Construction Codes Inspector series to Construction Codes Inspector III within three years of hire, completing all of the required training modules and passing the required examinations to become certified as a Combination Residential Inspector and Commercial Inspector in trade specialty (Building).
  • A standard County background check will be made on all candidates. Additional background checks may be necessary prior to admittance to secure federal facilities.
  • The applicant must possess, or obtain by the time of employment, a valid driver's license, applicant must provide a copy of or allow Arlington County to obtain a copy of the driving record. Any offer of employment may be contingent upon a favorable review of the applicant's driving record.
  • Completion of the Commonwealth of Virginia Statement of Economic Interest form will be required of the successful candidate upon hire and annually thereafter.
