About this job The Project Manager of Construction is responsible for the delivery of new and remodeled CarMax locations through successful management of CarMax construction processes and consultants. The Manager Project Manager is a key liaison with Real Estate and Design departments, City officials, internal and external support functions, and contractors and they must communicate and collaborate in order to have ideas addressed in a manner that builds positive relations. They also need to courageously influence the processes and barriers to construction projects in order to best represent the business needs. What you will do Essential ResponsibilitiesCollaborating with managers in the Real Estate and Design departments on the due diligence of prospective CarMax locations and creatively applying impacts to site design, construction methods, GC contracting methodology, budgeting, and schedules.Representing CarMax in City approval meetings as a CarMax construction authorityCreating budgets and schedules for all CarMax construction projectsMonitoring performance of budgets, schedules, and building qualityWorking with Design team in the creation and review of construction documents for CarMax locationsManaging consultants involved in CarMax construction - Construction Management firms, GCs, architects, engineers, vendorsProviding a successful CarMax store opening by managing all aspects of construction for CarMax facilities including budgeting, contractor bidding, contractor selection, scheduling, site visits, invoice approvals, change order approvals, punchlists, and closeout Working directly with internal support functions including Store/Regional management, Marketing, Merchandising, Purchasing, Operations, MIS, LP, and Real Estate to ensure all business interests are reflected in the construction of specific CarMax facilities and remodelsProviding evaluations and cost estimates for construction requests to assist corporate business sponsors in providing analysis for approvals.Assisting in the review and updating of the CarMax prototype store design.Collaborating with the new store Grand Opening team to ensure proper installation and operations of owner supplied fixtures, furniture, and equipmentSupervision of construction improvements (remodels/retrofits) to existing CarMax locations including development of construction documents, permit approval, and management of the construction process Qualifications and RequirementsThe position requires strong interpersonal, communication, and organizational skillsMust be able to develop department goals and standards to meet business objectivesMust be a courageous leaderVery organized, attention to detail and ability to handle multiple tasks on time sensitive schedules a mustExcellent communication written and verbally to all levels of the organizationAbility to read the audience and adapt communication styleUses active listening skills and is conscious of non-verbal communication essentialAbility to convey a professional and positive image to applicants and associates The position requires strong analytical and organizational skills,Database and spreadsheet experience requiredAbility to make quick decisions Must be able to simplify complex situations and react accordinglyMust be responsive and resourceful25% - 50% travel is required Education and/or Experience:Construction/Engineering/Architecture degree preferred5-7 years experience in Construction (Big Box Retail preferred)3-5 years project management experience, preferredPreview experience as an Owners representativeMust be proficient in Excel, PowerPoint, Outlook, Word, MS Project About CarMax CarMax disrupted the auto industry by delivering the honest, transparent and high-integrity experience customers want and deserve.
