This type of longevity is unique but not surprising given the combination of outstanding working conditions, generous benefits and opportunities to grow and develop professionally and personally.The Assistant Chief Engineer position at this commercial and high rise residential property will partner and assist the Chief Engineer to lead the maintenance team. They will be in charge of the planning and implementation of all mechanical operations, maintenance, energy management programs and employee development programs to Company quality standards and property operating objectives. They will lead by example, performing all the duties normally performed by a Maintenance Technician including being on call. Responsibilities: Under minimal supervision, the Assistant Chief Engineer is responsible for the following:Assist Chief Engineer with directing and overseeing all building maintenance and operationsAssist in recommending appropriate staffing levels and hire, supervise and coordinate activities of maintenance staff including performance evaluations while assuring compliance to company standardsPerform, maintain, and supervise, within the area of responsibility, an effective operation and general maintenance program with accurate, up-to-date records including, but not limited to: HVAC , MEP, electrical and plumbingAssist with training maintenance staff, including but not limited to: building systems, equipment function and purpose, operation and maintenance proceduresMaintain current and historical preventive maintenance and repair records on all mechanical equipmentAssist Chief Engineer to ensure property compliance with all City, State and Federal safety and environmental laws, codes, standards and regulationsProvide prompt and courteous response to tenant requests within the guidelines set forth by companyMaintain ethical, professional, and courteous relations with contractors and tenantsEstablish and maintain a cooperative working relationship with the entire operation staff and perform as a team memberFollow and maintain all current emergency procedures set forth by company and the assigned property, including but not limited to:Direct and assist with evacuations, bomb searches and life safety alarms as neededAssist emergency authorities and response teams in capacity of fire/life safety directorAudit maintenance personnel time sheetsAdhere to all company and property policies and proceduresActively participate in required training activities and seminarsOversee the administration of necessary inventory control programs and systems to ensure accurate and timely records of its dispositionAssist with providing maintenance staff with correct equipment, tools, and training as appropriate to the propertyAssist with long-term strategic planning for the property, including long-range forecastingProvide staff leadership, counseling, training and staff scheduling.Participate in the preparation of annual budgets, and overseeing daily account activitiesPurchase supplies and services required within the area of responsibility and approved budget guidelinesAct without approval to ensure that standards are maintained, in the absence of Chief EngineerMaintain familiarity with property's security systemsAssume additional responsibilities as delegated by Chief Engineer Qualifications: High school diploma or equivalentFive or more years experience as a Building Engineer or equivalent facilities technical tradeMD 3rd Class Steam License or higher is preferredPrevious supervisory and decision-making skills experience is strongly preferredSkills: Ability to efficiently handle and coordinate multiple tasks and project assignments according to budgeted and contractual guidelinesRead and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devicesKnowledge and proper use of basic hand tools (ie socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.)Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule formRead and understand construction drawings, blue prints and wire diagramsPerform mathematical computations related to building operations for problem solving building comfort and operation issuesCommunicate effectively both verbally and in writingPossess strong computer skills in order to effectively administer and implement changing requirements within the engineering programsInteract with employees, visitors and contractors with poise and diplomacy.Maintain calm demeanor in emergency situationsUnderstand and apply correct usage of all personal safety equipmentStrong problem-solving skillsPhysical abilities/Working Conditions: Must be able to perform work outdoors and indoorsWork standing all dayLift 50 lbs. or moreClimb up and down stairs and laddersAccess remote work areas and confined spaces (ie, crawl spaces, roofs)Use full range of manual dexterity (ie, sitting, squatting, bending, kneeling, walking, and lifting)Meet the shift working requirements of the assigned property;
