Responsible for the operation, maintenance, repair, and replacement of all building systems including but not limited to HVAC, water treatment program, electrical, lighting, plumbing, energy management, and fire protection systems. Manages building engineering staff to include assigning work, supervising, and providing direction as needed. As a member of the building management team, supports the delivery of excellent customer service to building tenants.Duties will include, but are not limited to the following:Oversee the operational aspects of assigned properties in a manner which protects, maintains, and improves the value of the property and delivers excellent customer service to tenants.Develop and implement inhouse or contract ongoing maintenance, repair and preventive maintenance programs for major equipment including but not limited to HVAC, fire protection, plumbing, structural, elevator, and electrical systems utilizing a CMMS program to document equipment history and ensure compliance with PM schedules. Manage contract services by developing scopes of work, requesting bids, monitor performance per scopes of work and contractual agreements.On a 24-hour basis, responds as necessary to any building emergencies. Carries mobile communication at all times in order to respond to emergencies.Develop monthly staffing schedules, ensuring 24/7 emergency coverage. Supervise and develop employees through effective communication, supervision, and training. Oversee or support the timely completion of budgeted and unbudgeted major and capital projects. Contribute to the development of long-term capital project plans. Ensure efficient operation of assigned properties through utilization of building automation system, energy monitoring software, and Energy Star reporting.Support compliance with applicable building, city/county and safety codes and regulations.Communicates throughout the day with the property manager and other members of the management team to ensure smooth building operations and delivery of superior customer service.Interacts with tenant representatives regarding routine and emergency operational issues as required.Assist the property management team by monitoring the performance of in-house and contracted services, such as snow removal, security, landscaping, janitorial, etc.Ensure that these services are performing up to our maximum standards.Reviews and approves invoices for maintenance-related services. Make recommendations to the property manager regarding operational improvements. Monitor tenant compliance with lease-required preventive and ongoing maintenance for their premised (pest control, HVAC, exhaust/duct/hood cleaning, window cleaning, etc.) and brings any concerns to the attention of the property manager.Develops a safety program for engineering team to include regular safety training and adherence to standard safety protocols including but not limited to lock out/tag out, ladder safety, and limitations on work performed by in-house personnel. Monitors property condition to minimize hazards for building occupants in the common area and reduce any insurance exposures.Ensures timely response to and completion of tenant service requests by monitoring the work order system. Reviews and approves construction plans to ensure compatibility with building systems. Monitors any construction activity at assigned properties to ensure compliance with approved plans and standard building procedures. Supports the work of the Landlords construction department for the completion of Landlord work.Other building related duties as assignedJOB REQUIREMENTS (SKILLS/ABILITIES):Excellent customer service and leadership skillsStrong verbal and written communication skills.The incumbent should be skilled in building maintenance, including hands on experience with HVAC, electrical, plumbing, and general repairs.Hands on experience with basic tools and materials in the performance of maintenance and repairs.Basic competence with Outlook, Word and Excel.Experience with a CMMS systems for PM and tenant service work orders such as Building Engines or Angus AnywhereAbility to read and review building and tenant construction drawings.EXPERIENCE:Minimum Ten (10) years experience in office building operations, engineering and equipment and systems maintenance with a minimum of 3 years as a supervisor.Building commissioning experience preferredEDUCATION / LICENSES / CERTIFICATIONS:High School Diploma or EquivalentCFC Universal Refrigerant CertificationEqual Opportunity Employer/Veterans/Disabledby Jobble
