We were awarded the "Top Workplaces" Award by the Washington Post in both 2019 and 2020.Lincoln is seeking a Property Manager for a Class A "Trophy" assignment in Washington, DC that prides themselves on its collaborative "team first" approach for problem solving complex issues. The Property Manager will work on-site with the Client and will interface frequently with the Director of Facilities, on-site engineers, and vendors.The Property Manager must be able to work autonomously and synchronously on multiple large and small scale projects. A deep focus on detail, high level of execution capability, and project management know-how is required for this prestigious assignment. Experience with owner-occupied assets desired. Financial ManagementEstablish and administer estimated/actual tenant basic costs to include estimates, reconciliations and frequent reforecasting for Commercial Tenants and the Unit Owners Association (UOA).Complete annual FY Budgets for Client and UOA.Perform and/or monitor collections of all rents from Commercial Tenants and UOA.Prepare Monthly Commercial and UOA financial reports for managed property as specified in respective to the Client.Coordinate real estate tax review process for property in conjunction with the Client and their Real Estate Tax Consultant. Responsible for submittal of required forms (DC I& E Report) and payment of all jurisdictional taxes for Client.Prepare Monthly Rent Statements for Commercial Tenants and UOA, including all submeter bill backs.Perform all A/R and A/P per LPC Guidelines and work with Client to ensure all rents are sent to their Accounting Department along with all UOA Bill Backs. Personnel and Business ManagementParticipate in Client Organized Events, such as the Annual Safety Fair and Earth Day.Participate and Organize the UOA Annual Meeting each February.Develop relationship with Security Account Manager and work together as a team to ensure all safety polices are being implemented at the Property. Perform various personnel functions including staffing and employee development, training and evaluation.Maintain personal contact with Client, Tenants and UOA Ownership to ensure solid, reliable relationships.Maintain excellent internal and exterior relationships with Client Team Members, UOA Ownership and all On-Site Vendors.Exhibit leadership with all Team Members (Client, On-Site Vendors and LPC)Promote staff development for all Team Members.Work closely with Director of Facilities to ensure all standards are being met and assist in any special projects that might develop at anytimePromptly communicate any/and issues found on site to the Director of Facilities.Maintenance ManagementConduct routine thorough, on-site property inspections to prevent/identify problems and coordinate with engineering team.Assist Client in all Capital Projects that are listed on Property Conditions Assessment (PCA).Coordinate with all Staff members prior to providing detailed updates for Team Weekly Operation Progress Meetings.Ensure adherence to Lincoln policies and procedures and work with Client to make sure everything is to their satisfaction.Help direct and oversee project management efforts encompassing various projects throughout the entire property.Evaluate service contract requirements, prepare specs, bid, negotiate and manage vendor contracts as directed.Ensure COVID safety guidelines are being upheld and met throughout the property. Risk Management/LegalCoordinate insurance requirements for property (tenants) and associated vendors/suppliers and complete all projects that are involved with insurance claims. Must have good knowledge of commercial real estate including a broad understanding of accounting, building maintenance, finance, leasing, legal, marketing, construction, and tenant relations.PC literacy is required (spreadsheets). Ability to analyze and synopsize a monthly financial statement and prepare detailed budgets and operating forecasts. Ability to note deviations from financial plan, determine causes and to provide recommendations to the owner on needed action plans. Strong written and verbal communications skills. Ability to understand and carry out industry specific written and oral direction. Positive, innovative approach to problem solving. Presents ideas in a clear, concise, understandable, and organized manner; negotiate, persuade, and modify opinion in order to reach the goals/objectives of the organization. Ability to work autonomously as a project leader and as a team member. Ability to relate well with others even while working at a distance without the benefit of personal contact. Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through. Ability to exercise judgment and discretion is critical to success. Must be professional at setting priorities and coping with competing demands. Excellent time-management and general organization skills. Previous supervisory experience is preferred.
