OverviewWhen you join Willowick, you will work alongside innovative leaders who set the standards responsible for our reputation as an industry leader today, and you'll be a part of shaping our future in the years to come.ResponsibilitiesAs a Community Manager with Willowick, you will manage the daily operations of an assigned property including managing the team members and daily activities, achieving established budgeted financial and operational goals, and ensuring that the operation of the property complies with Willowick's policies and procedures. Responsibilities include, but are not limited to:Provides input into the development of budgets for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patternsMeets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reportsApproves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased and ensuring validity of certificates of insuranceControls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fundOversees the lease enforcement process by approving prospective resident applications, renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and collects late fees and other charges as allowable and stated in the terms of the leasePromotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issuesEnsures the property's maintenance team members comply with the Willowick's standards with respect to responding and completing resident service requestsConducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appealAssists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property's performance, and responding to owner requests as neededQualificationsMinimum Requirements include:High school diploma or equivalent from an accredited institution is required; College degree preferredThree or more years of experience as a residential community/property manager requiredExperience managing repositioned and/or value add properties preferredAbility to work a flexible schedule including weekends and holidaysProficiency in Microsoft Office and property management software in order to complete required reportsStrong customer service orientationExcellent verbal and written communication skillsWillowick Residential, a Hines company, seeks to elevate the multifamily industry to levels that surpass the expectations of our partners and residents.
