The Bernstein Companies (TBC) is an award winning diversified Real Estate Investment, Hospitality, Development, and Management firm.We've restructured our Property Management Group under new leadership in recent years & are looking for an enthusiastic Property Manager to join this upbeat and cohesive team. This individual will be responsible for 30 tenants and 3 properties with 600,000 SF of commercial space in Ballston, Reston & on K Street, NW. The Property Manager's focus will be day-to-day oversight of commercial projects, including financial reports, tenant construction, maintenance, and general oversight of engineering personnel and building operations with responsibilities to include:Provide first-class customer service to tenants, which includes prompt responsiveness to tenant concerns, providing complete follow-up as needed, and creating a positive tenant experience in all tenant/landlord interactions, with the goal of tenant retentionPreparation and accountability for annual budget. Maintain properties below budgetary allotments and seek methods to outperform budget. Prepare monthly report packages for distribution to asset managers and detail any material variances. Prepare "ad hoc"A' reporting as needed by asset management (forecast reporting, etc.)Address concerns promptly from Asset management, which may include building-related inquiries, suggestions for improvement in building performance or aesthetics, or addressing asset management building inspection concerns.Orient new tenants into building spaces by walking the newly delivered space with tenant representatives, engineering, and Director of Property Management (if necessary) to explain building systems, amenities, procedures, and protocols, etc.Work with Engineering Chief, on-site engineering team, project management (construction) and Director of Property Management as necessary towards efficient daily building operationsSet up and work with Chief Engineer and engineering staff in the bidding and securing of contracts for routine work and budget approved projectsEnsure all vacant spaces are in ready condition with all mechanicals properly maintained and all areas cleaned of debris/dirt/dust to ensure best presentation for marketing purposes.Assist Lease Administrator regarding rent collections, financial analysis, CAM, Legal processing to ensure all tenants are current. Ensure insurance certificates are up to date and accurate in conjunction with lease administration.Effectively deal with emergencies and initiate contact with appropriate parties, while following established emergency preparedness plans and protocol.Experience and requirements include:3-5 years in commercial office property management either with 3+ years as Assistant PM or 1-2 as Property Manager.A track record of high-level customer service and problem resolution.Strong understanding of budget principles, knowledge of Yardi or other property management softwareExcellent organizational, interpersonal, and communication skills, both written and verbal & ability to motivate a dynamic teamExperiencePreferred3 - 5 years: A minimum of three to five years of multi-site commercial property management and personnel management.EducationPreferredBachelors or betterBehaviorsPreferredDedicated: Devoted to a task or purpose with loyalty or integrityDetail Oriented: Capable of carrying out a given task with all details necessary to get the task done wellMotivationsPreferredAbility to Make an Impact: Inspired to perform well by the ability to contribute to the success of a project or the organization
