Summary

This position is located in either the House Office Buildings, Facility Support Division, Service Center Branch. We are seeking a Building Services Coordinator to provide a variety of services to the occupants of assigned building and handle varied and complex problems in an efficient and timely manner in support of the daily operations of the buildings.

Responsibilities

Tour of Duty ranges between 4:30 a.m. - 11:30 p.m.

Hours may change due to Operational Needs of Management.

This position is located in the Superintendent House Office Buildings, Ass't Superintendent Client Services Division, Service Center Branch. The Building Services Coordinator will provide a variety of services to the occupants of the assigned building(s) in an efficient and timely manner in support of the daily operations of the buildings.

Duties include:

-Acts upon service requests for repair and maintenance of the House Office Buildings.

-Initiates and routes work orders using the Computer Aided Facility Management (CAFM) program and traces status of service requests. Corrects discrepancies if needed.

-Approves a wide variety of routine service requests from clients for repairs and general maintenance including office cleaning, trash removal, key requests, re-lamping, pest control, paper products, etc.

-Admits authorized persons into Member's suites of rooms and Committee rooms, as directed by a superior.

-Manages new computerized master key system, using computer software to maintain log of keys and to research and maintain security over key distribution.

-Performs a variety of general office support services including typing, filing, record keeping, data entry, coordinating the transport of archive boxes for pick up by the National Archive and Records Administration, and other miscellaneous administrative duties.

-Establishes and maintains resource files for personnel authorized to gain access to the members' suites and committee room offices.

-Follows all relevant safety rules, regulations, and standard operating procedures and complies with all OSHA safety rules and regulations to ensure that work progresses in a safe manner and ensures that all safety practices and equipment are fully utilized.

-Resolves problems and provides thorough and complete responses to customer inquiries in a timely manner.

-Receives room requests from Members and their staff for special events including participating in the initial meeting to identify the requirements for the special event and coordinating with the appropriate shop for any special arrangements needed in setting up the special function area.

-Receives all visitors to the Superintendent's Office, answers their questions or directs them to the appropriate person to obtain the requested information.

-Proficiency in MS Office Products is needed to include saving documents, creating documents, etc.

Qualifications

You must meet the United States Office of Personnel Management's (OPM) qualification requirements (including specialized experience and/or educational requirements) for the advertised position. Specialized experience is experience that has equipped you with the particular knowledge, skills and abilities to perform successfully the duties of the position, and that is typically in or related to the position to be filled. To be creditable, specialized experience must have been equivalent to at least the next lower grade level.

Candidates for the GS-5 grade level must have at least 52 weeks of specialized experience equivalent to the GS-4 grade level in the Federal service as well as experience in at least 3 of the 5 specialized experience areas listed below.

Specialized experience for this position includes having experience in:

(1) Providing a variety of services to the occupants of commercial buildings including supporting the daily operations of the buildings

(2) Using systems to maintain data and records;

(3) Interpreting and/or applying regulatory or procedural requirements;

(4) Receiving and screening telephone calls relative to activities of the office;

(5) Initiating and routing work orders using the Computer Aided Facility Management (CAFM) program and tracking status of service requests.

Education

Education: You may substitute education for specialized experience at the GS-5 level. You must have at least 4 years of successfully completed education above the high school level in any field of study from an accredited college or university. This education must have been obtained in an accredited business, secretarial or technical school, junior college, college or university. One year of full-time academic study is defined as 30 semester hours, 45 quarter hours, or the equivalent in a college or university, or at least 20 hours of classroom instruction per week for approximately 36 weeks in a business, secretarial, or technical school.

OR

A combination of education and specialized experience. For GS-5 level position, only education in excess of the first 60 semester hours (i.e., beyond the second year) is creditable toward meeting the specialized experience requirement. One full academic year of study (30 semester hours) beyond the second year is equivalent to 6 months of specialized experience.

Special Instructions for Foreign Education :

Education completed outside of the United States must be deemed equivalent to that gained in conventional/accredited U.S. education programs to be acceptable for Federal employment.

Qualifying education from colleges and universities in foreign countries must be evaluated in terms of equivalency to that acquired in U.S. colleges and universities. Applicants educated in whole or in part of foreign countries must submit sufficient evidence, including transcripts, to an accredited private organization for an equivalency evaluation of course work and degree.

You must provide a copy of the letter containing the results of the equivalency evaluation with a course by course listing if selected.
