Working as an Assistant Superintendent: Assistant Superintendent will be responsible for overseeing the day-to-day management and project management of assigned construction activities. This responsibility includes managing an internal team as well as third-party vendors and contractors who have been selected to support the company in the assigned development activities and efforts. Others consider you a natural leader, and you're able to seamlessly switch between leading and managing a team, and interacting effectively with senior management and executives. You have a knack for staying cool under pressure. Managing multiple projects under time constraints is no problem because your strong analytical and decision- making skills keep you organized and efficient. Overall, you're highly committed to operational excellence. What you'll do: * Provide assistance with overall onsite field administration, supervision and technical management for all construction operations including direct supervision of laborers, construction technicians, subcontractors and other construction personnel * Be responsible for all scheduling, contract negotiations, and project oversight for property construction and rehabilitation * Follow established guidelines and procedures to increase communication and overall efficiencies * Participate in the planning process by providing budget information to property developers * Pre-qualify contractors * Develop a bid list for assigned projects, analyze bids and award project to selected contractor(s), with assistance from the supervisor and other Project Managers assigned to the project or community * Establish and monitor construction schedule, ensuring that the project is within budget and meeting or exceeding profit goals * Maintain a safe workplace by ensuring compliance with OSHA safety standards and company policies * Perform onsite inspections to ensure standards are met and construction adheres to plans and specifications * Attend work as scheduled to support the ongoing success of the company * Other duties, responsibilities and special projects as assigned What you'll bring: * Bachelor's degree in Architecture, Civil Engineering or related field preferred * 5+ years' experience in Construction or Civil Engineering or related field * 3+ years' experience in Residential Construction Project Management * 1+ years' experience managing others * Extensive computer knowledge: Windows (Word, Excel, PowerPoint, Access), internet and e-mail * Working knowledge of construction and project management software * Possession of minimum OSHA 30 hour in the past three years and current First Aid & CPR training Project: 1150 1st Street The 1150 First St. project is a 500 unit, 15 story, multi-family high rise concrete building consisting of 12,649 SF of ground floor retail, 6,419 SF of amenity space on the rooftop complimented by a rooftop deck and pool, 2 levels of below grade with 172 parking spaces, VRF HVAC system and a skin composed of window wall, brick and metal panels.
