Essential Duties and Responsibilities:

• Responsible for the efficient operation, maintenance and repair of all building systems. Building systems include HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural, hardware and keying.

• Demonstrates a thorough knowledge of equipment being serviced and employs service procedures and techniques indicative of first class work. Follows inspection and service procedures outlined in the preventive maintenance and loss control programs

• Possesses knowledge of a safe and efficient operation of all equipment, power and hand tools. Responsible for the care of assigned equipment, tools and uniforms

• Performs established preventative maintenance schedules for all HVAC systems, plumbing, fire alarm/sprinkler systems and equipment, electrical equipment, physical plant and grounds. Cleans and lubricates units, Maintains all Building Standard setpoints.

• Inspects general building and grounds areas ensuring operations and general appearance through the performance of routine preventative or remedial maintenance tasks.

• Operates equipment using the computerized energy management system.

• Maintains tools and equipment in proper working order and keeps records and inventories of same.

• Trains staff in building operations processes, procedures and applicable skills in order to deliver expected level of service to building clients.

• Assists in key control function, keeps control records on acquisition and distribution of keys and locks for Association and tenants. Reproduces keys with appropriate authorizations. Assists contract locksmith services with required projects.

• Assists with representatives of contract services including, but not limited to, cleaners, window washers, parking, waste disposal, mechanical maintenance, grounds maintenance, and water treatment services

• Assist in instituting and administering policies and procedures established by Engineering Management

• Responds to after-hours emergencies such as fire, flooding, severe weather (including snow and ice removal) power outages and other related situations including clean-up activities, if other contracted personnel are not available.

• Assists in administering necessary inventory control programs to ensure adequate spare parts and material inventories

• Attends schools, classes, seminars, conferences to keep up with the technology in the field of power engineering.

• Performs routine maintenance and service request tasks as assigned in support of Association personnel and tenants.

• Prepares monthly maintenance and operations report and recommendations for Manager.

• Performs other tasks as required.

Formal Education Required:

High School diploma or GED. Trade School certificate/diploma preferred. Current licenses/certifications - CFC Universal, plus 6 to 18 months of specialized training/ certification in power engineering.

Experience Required:

Five years experience commercial building engineering involving HVAC equipment, performing the full range of mechanical repair and equipment maintenance and the use and operation of a computerized energy management system in a multiple building operation. Universal Chlorofluorocarbon (CFC) certification required.

Knowledge, Skills and Abilities Required:

• Knowledge of applicable OSHA, NEC, NFC and NFPA regulations as demonstrated by prior work experience.

• Ability to operate all the functions of and use of computerized energy management systems as demonstrated by prior work experience.

• Ability to perform and work on multiple tasks while being flexible and able to cope with changing conditions/policies/procedures in a fast-paced and sometimes intense working environment, while staying productive and maintaining a high level of accuracy as demonstrated by prior work experience.

• Ability to apply basic analytical skills or methods and operational processes to perform job related activities covering a wide variety of mechanical repair and maintenance equipment.

• Ability to operate various office equipment such as personal computer, copier, printer, fax machine or other job related equipment as demonstrated by prior work or class room experience.

• Ability to communicate, both verbally and in writing, with a diverse membership, employees and/or vendors in a clear and precise manner as demonstrated by prior work or class room experience.

• Ability to work a flexible work schedule to meet the demands of the properties and clients.

• Ability to work well within a team of professionals as demonstrated by prior work experience.

• Ability to use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters, and safety equipment as demonstrated by prior work experience.

• Ability to handle and use chemicals and general cleaning supplies as demonstrated by prior work experience.

• Ability to frequently stand, walk, stoop, kneel, crouch, crawl, and climb (stairs, ladders, etc.) as demonstrated by prior work experience.
