Primary Responsibilities: Reporting to the Managing Director of Strategic Business Solutions, the VP of Facilities and Engineering Services will have primary day-to-day responsibility for the successful communication, operation, maintenance, and systems performance of a diverse real estate portfolio located throughout the country. The VP is charged with maintaining safe, well-managed, energy-efficient properties, controlling operating expenses, while maximizing employee engagement and minimizing costs in a manner consistent with industry standards and organizational goals relating to customer satisfaction, net operating income, aesthetics, employee engagement and sustainability. As the Vice President of Faclities & Engineering Services primary responsibilities include:Work closely with the Managing Director and the senior BMC team regarding strategic planning, budgeting, and management.Oversee maintenance planning, operations, programs and initiatives to ensure alignment with organizational business goals and objectives.Communicate at the executive level with internal and external stakeholders. Able to effectively express concepts/ideas/issues verbally and in written communication.As needed, step in to proactively resolve issues involving owners, vendors, staff, and other departments.Lead, motivate, mentor and develop both direct and indirect reports on the operations team, including Regional Maintenance Directors and Regional Maintenance Managers, Maintenance Managers and site maintenance staff, and select Corporate Operations employees.Develop short and long-term strategies and programs to improve efficiency, increase productivity and control costs related to work orders, building and unit inspections, curb appeal, maintenance shops and inventory management, procurement, and other maintenance-related activities.Own development, implementation and revision of departmental operating policies, procedures, and protocols, including emergency management, energy efficiency, staff training, management of work order process, preventative maintenance systems, procurement, advisory and vendor management.Develop and implement best practices and innovative solutions tied to industry trends while remaining in compliance with all applicable local, state and federal rules and regulations.Identify opportunities to hire and partner with minority-owned firms and firms with diverse leadership. Establish and build upon a framework to measure current level of spend, procurement and partnership with minority-owned and minority-led firms. Set goals, track metrics and strengthen data transparencyDevelop, implement and oversee safety programs at the corporate level.Create financial budgets and models as required.Manage environmental hazard programs as it relates to Lead Based Paint, Asbestos, Soil Contaminants and other hazards through awareness, and protocols.Oversee REAC inspection readiness strategy; Coordinate efforts and training to improve the REAC process.Provide a forum to bring together the Development, Advisory, Construction and Maintenance teams to collaborate on best practices.Provide guidance and technical expertise regarding maintenance and engineering best practices in an advisory capacity for new projects as needed.What You Bring to Us:A degree in real estate, business, engineering, or related field required, 8+ years' direct, progressive property/facilities management experience with commercial portfolio and/or a large, urban, multi-family rental portfolio required.PMP designation or other relevant professional designation preferred.Demonstrated multi-site property/facilities management capabilities leading a team across a geographically diverse portfolio. Strong communication and team-building skills are essential.Able to effectively motivate and supervise all levels of facilities operations and property management employees.Must be creative, flexible, highly organized, and able to both develop and implement systems and procedures and communicate and manage them clearly and effectively to Management's decentralized operations staff.High energy, excellent verbal and written communication skills, the ability to think critically, strong problem-solving skills, strong interpersonal skills, and a demonstrated ability to work effectively and independently in a fast-paced, customer-service oriented environment.Demonstrated ability to manage multiple responsibilities, set priorities, take initiative, meet deadlines, and provide excellent customer service to a diverse owner base.
