This type of longevity is unique but not surprising given the combination of outstanding working conditions, generous benefits and opportunities to grow and develop professionally and personally.We are seeking a Senior Project Accountant - Commercial/Residential Property Management, for our corporate office conveniently located in the heart of Chevy Chase, MD near the Friendship Heights Metro Station.ResponsibilitiesAnalysis and preparation of monthly/quarterly financial statements including all supporting schedules on cash and accrual basisAnnual Budget preparations and quarterly reforecastsAbstract and input all rental obligations and all other important lease information related to assigned commercial portfolioReview recovery clauses, set up recovery pools, calculate actual recovery expenses for each commercial tenant and review caps, base years, and non-standard exclusionsComplete understanding and the ability to setup Gross-ups for commercial propertiesAnalyze and prepare commercial tenant operating and real estate tax escalations for assigned properties' monthly payment and annual true-upTrack, maintain, and communicate all expirations, option exercise dates, and other critical information to the assigned property managerManage, analyze and audit tenant accounts to ensure they are billed correctly each month for all rental and additional charges per their lease and investigate and resolve all discrepanciesWork with accounting and property management teams to identify rent payments, proper application of payments against open charges; ensure that all rent payments are properly depositedCoordinate processing of one-time or manual commercial tenant chargesProcess monthly late fees for commercial tenantsEnsure that all required commercial tenant documents are current, accurate and completeCommunicate with commercial tenants and property managers on lease related aspects; perform research and prepare account reconciliations as neededAnalyze and prepare depreciation/amortization of fixed assets on a monthly/quarterly schedulesIn conjunction with Property Management present formal revenue and expense variance explanations on a monthly/annual basisIncome analysis and projectionsBased on schedules of third party/lender requirements, perform analysis and develop financial reportsWork with the Accounting, Property Management and Asset Management teams to provide support and to obtain necessary information for the completion of financial statementsProvide audit assistance and prepare supporting schedulesMonthly bank reconciliations for operating and investment accountsQualificationsBachelor's degree in finance/accounting, economics, or business (and additional three years of professional accounting experience may be substituted for the degree requirement)Minimum 5 years work experience in property management field Complete knowledge of: Accrual accountingFinancial statements and monthly/quarterly reportsPreparation of annual budgets and quarterly budget reforecastingCost analysis, projections and trackingIncome analysis and projectionsCommercial lease admin, including CAM and R/E tax reconciliations, and Gross-up'sBank reconciliations Debt compliance Knowledge of Yardi/MRI/Excel a plusExcellent communication skills required.
