We are recruiting for a Building Maintenance Supervisor who will be responsible for the preventive maintenance and repair of all College buildings and mechanical systems and provide an environment that is comfortable, safe, healthy and conducive to teaching, learning and working. WORK PERFORMED Develops, establishes and executes a paint and building maintenance schedule to ensure a frequency necessary to maintain Howard Community College investment to the quality standards and reliability with emphasis on safety. Schedules and assigns work orders to staff members using the work order calendar. Perform routine daily inspections and maintenance of equipment assigned. Evaluates available building maintenance products, standardizes products to achieve economy. Submits purchase requisitions in accordance with established schedules to ensure ready availability of all supplies and equipment required. Determine and monitor stock inventory levels which pertain to the building maintenance division of the plant operations department. Reads, understands and interprets blueprints, drawings, floor plans, schedules and manufacturers operating and/or maintenance specifications related but not limited to mechanical and structural systems Responds to emergency calls during non-business hours and determines corrective measures. Assists in the development of the building preventive maintenance plan. Responsible for the ongoing updating and implementation of planned preventive maintenance. May requisition material and equipment necessary for the repair of college buildings, in accordance with established policy. Ensures compliance with all applicable safety regulations, building codes and safety requirements. Ensures completion of all maintenance and repairs in accordance with established standards. Prepares work schedules for assigned facilities employees. Receives work requests; ranks them in response priority, assigns jobs to specific employees. Monitors the quality of maintenance and repair work. Supervises and evaluates the performance of facilities staff through periodic inspections and direct daily tasks. Ensures completion of maintenance and repairs in accordance with established standards Maintain and submit reports of all man-hours and materials utilized in performing painting functions for the College, using work order and preventive maintenance records. Reports budget needs through facilities inspections and maintenance operations reviews. Maintains an awareness of expenditures for the building maintenance division of the department in comparison with said budget. Responsible for the inventory and safe usage of college equipment and tools assigned to the building maintenance division. Inspects the work site to determine methods of repair: supplies tools and the level of manpower needed to successfully complete the work. Provides for the transportation of tools, equipment and materials to the job site. Orders materials including tools necessary to complete the work. Orders necessary supplies and materials required for the installation of new areas and the remodeling of existing areas. Coordinates work among the various trades. Conducts performance management evaluations to assigned staff Acts in the role of essential personnel for emergencies. Maintain daily log of activities and other records as required. Perform other duties and responsibilities as assigned. Job Requirements: High school graduate or equivalent. Five years general maintenance experience, one of which should be supervisory. Knowledge of the methods, procedures and techniques of the various building trades; of the tools, equipment and materials used in the trades; of hazards and safety precautions encountered in the field; of effective techniques of supervision. Ability to lead skilled building trades and support workers; to perform journey level work in one of the building trades; to work cooperatively with others; to train and instruct others in the work; to communicate effectively orally and in writing; to maintain work records. Skill in using the tools, equipment and materials of one of the building and mechanical trades. Ability to work effectively in a service oriented environment subject to frequently changing priorities. Ability to follow through and carry out assignments. Problem-solving skills and sound judgment. Ability to understand and apply College and Departmental policies and procedures. Possess normal vision, hearing and physical dexterity. Ability to work from scaffolds and ladders. Rigging - Built-up or suspended scaffolding (ladders, stringers, stages, hooks, ropes, rolling, etc. Physical Abilities include manual and finger dexterity; arm-hand steadiness; visual color discrimination (ability to match or detect difference between colors, including shades of color and brightness); near vision (ability to see details at close range); ability to work from scaffolds and ladders. Ability to lift 75 lbs. from ground to waist, 40 lbs. from floor to overhead and walk 10 feet caring 50 lbs. OTHER REQUIREMENTS Ability to communicate effectively, both verbally and in writing. Ability to maintain strict confidentiality. Regular attendance is a requirement of this job. Should be well organized and able to prioritize work. Ability to work independently, without close supervision, is essential Valid Maryland driver's license. Performs all duties while considering the impact of any actions on the college's sustainability initiatives in the areas of environmental stewardship, social responsibility, and economic prosperity. SUPERVISION Supervise skilled first shift staff, contractors and assigned personnel.A' Instructions are received from the Facilities Operations Manager. Daily supervision of 4 facilities staff members including but not limited to mechanic III, general maintenance mechanics on first. In the absence of the MEP supervisor the building maintenance supervisor will assume responsibility for his staff. Instructions are received from the Facilities Operations Manager. WORKING CONDITIONS Work inside and out in extremes of temperature, humidity and inclement weather. Work in mechanical rooms, spaces and tunnels where conditions will be dirty, dusty and sometimes wet and muddy. Work in close proximity to electrical transformers and switchgear with voltage in excess of 13,000 volts. Many facets of job require physical strength and stamina to perform heavy tasks for long periods of time. Subject to being on call and carry a cell phone or two-way radio, working with hazardous materials, schedule changes based on the needs of the college and long hours to complete/perform scheduled or emergency functions/projects. Hours Per Week: 40 hours Work Schedule: 8:30am to 5pm, Monday-Friday Compensation: $25.96/hr Grade: 12 FLSA Status: Non-Exempt Open Until Filled Best Consideration:3/5/2021 Pre-employment criminal background investigation is a condition of employment.
