Full Time Maintenance Technician (Flexible Hours) The primary purpose of this job position is to maintain the grounds, facility, and equipment in a safe and efficient manner in accordance with current applicable federal, state, and local standards, guidelines and regulations, our established policies and procedures, and as directed by the Maintenance Director, in order to assure that a successful maintenance program is maintained at all times. The position requires a basic working knowledge in the following areas: mechanical repairs electrical painting general property maintenance HVAC helpful but not required The successful applicant would be under the supervision of the Maintenance Director. The position is a full time position. Some weekend work is required. Minimum 1 year experience required in similar field or position. Lorien is an equal opportunity employer. Education: Must possess, as a minimum, a 12th-grade education or its equivalent. Specific Requirements: Must be able to read, write, speak, and understand the English language. Must possess the ability to make independent decisions, to follow instructions, and to accept constructive criticism. Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/ personnel, and the general public. Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of maintenance work areas. Must be willing to work harmoniously with other personnel as well as being willing to handle residents based on whatever maturity level they are currently functioning Must have the ability to minimize waste of supplies, misuse of equipment, etc. Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices. Must be able to follow written and oral instructions. Must be able to relate information concerning a resident s condition. Must not pose a direct threat to the health or safety of other individuals in the workplace. Must have a valid driver s license. Physical and Sensory Requirements: ( With or Without the aid of Mechanical Devices) Must be able to move intermittently throughout the workday. Must be able to speak English in an understandable manner. Must be able to cope with the mental and emotional stress of the position. Must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately. Must function independently and have flexibility, personal integrity, and the ability to work effectively with the residents/personnel. Must meet the general health requirements set forth by the policies of this facility. Must be able to relate to and work with ill, disabled, elderly, emotionally upset, and at times hostile people within the facility. Must be able to push, pull, move, and/or lift a minimum of 6 pounds to a minimum height of 4 feet and be able to push, pull, move, and/or carry such weight a minimum distance of 1 feet. May be necessary to assist in the evacuation of residents during emergency situations. Working Conditions: Works in all areas of the facility. Moves intermittently during work hours. Is subject to frequent interruptions and may need to reschedule maintenance activities. Is involved with residents, personnel, visitors, government agencies/personnel, etc., under all conditions and circumstances. Communicates with maintenance personnel and other department personnel. Works on weekends and holidays when necessary. Is subject to call-back during emergency conditions (eg, severe weather, evacuation, post-disaster, etc.). Attends and participates in continuing educational programs. May be required to work in cramped spaces and in adverse weather conditions.
