As a member of the US Commercial Development Senior Leadership Team ("SLT"), the CIO is an experienced commercial real estate development professional who will have responsibility for developing the organization's investment/divestment criteria. Reporting to the President & CEO, s/he will focus on accelerating organizational performance through the implementation of consistent and comparative evaluations of proposed acquisitions and dispositions consistent with the company's strategic goals and the implementation of the organization's business plan. The CIO is responsible for developing a set of evaluation criteria to analyze the benefits/risks associated with the implementation of the organization's business plan, translating those criteria for people across the business, and driving organizational change with the goal to create a consistent review of all proposed acquisitions/dispositions across regions. In addition, the CIO is responsible for assessing whether those acquisitions/dispositions are in line with the company's standards and objectives. The CIO will be a member of the company's Investment Committee, advising the committee on each proposed acquisition and disposition. The CIO will work within the organization in creating, communicating, implementing, and sustaining a consistent evaluation criteria. These criteria will assess, challenge, and ultimately support or modify the regional market assumptions associated with the acquisition/disposition of individual assets. This will include but not be limited to the assessment of all potential purchasers of our assets, leasing and sales assumptions set forth in Requests for Investment, and working with the VP, Strategy to confirm that the dispositions/acquisitions are consistent with the overall national business strategy. The CIO will work closely with the Senior Leadership Team and members of the Strategic Services Team ("SST") to ensure that the day-to-day activities of the company support those strategies. These strategies and evaluation criteria will be required to influence decision making, which will result in both the short- and long-term growth of the organization. Essential Duties and Responsibilities It is expected that the CIO will spend a portion of her/his time externally to understand the broader business landscape, geopolitical issues and industry trends with an emphasis towards recognizing future needs, determining potential disruptions, cultivating high-level industry relationships and identifying potential strategic partnerships. The CIO will collaborate with the VP Strategy in the development and implementation of the CDUS Strategic Business Plan. Additional focus will directed toward the building consensus among the SLT and VP Strategy in the development and implementation of evaluation criteria to ensure the organization has the core analyses, and processes in place to best support the growth and expansion of the organization and deliver measurable impact over time. The CIO will:Serve as a member of the SLT, advising on critical changes in the competitive landscape, global marketplace and external business environment.Articulate the company's vision and mission concisely, speaking to industry professionals and employees at all levels, and represents the company at official functions, focusing on potential future buyers and financiers of our assets.Develop a set of investment/divestment evaluation criteria drawing from national best practices, deep market knowledge, novel analytics, and personal and team expertise to use as a filter for the Investment Committee.Be an active and engaged member of the Investment Committee, ensuring that all material presented meet the evaluation criteria, lead the meetings by setting agendas, managing approvals and documenting and communicating decisions, as necessary.Collaborate with the CFO and VP Strategy to ensure that appropriate metrics are in place to measure performance and progress as part of those evaluation criteria. Establish trusted relationships, foster leadership consensus, and develop knowledge sharing of best practices within the regional teams.Ensure that the evaluation criteria have been developed collaboratively with the SLT and SST and that they have been communicated effectively throughout the organization.Provide counsel in the following: acquisitions, major leases and dispositions; strategic review of corporate initiatives; and, growth and diversification in accordance with the strategic business plan.Engage external business and industry experts to learn and influence business strategies, remaining alert and forward-thinking about opportunities and risks in the industry.Key Areas of FocusLand Acquisitions: Collaborate with regional Executive Vice Presidents, the CFO and the VP Strategy to develop investment strategies that can be adapted to various market cycles and across regions. The acquisition/ strategy should position the company for long term success while focusing on managing overall portfolio risk. Assist with knowledge sharing amongst the regions to assure CDUS is maximizing relationships and new ideas. Collaborate with the regional teams to develop strategies for specific land acquisitions, including, long term master plan sites, covered land plays, assemblages, acquisitions and dispositions.Investment Strategy: Work closely with the CFO and VP Strategy on the criteria necessary to implement the company's investment strategy for the five year plan. Take into account possible capital structures, including; joint ventures, external financing, maintaining ownership in core trophy assets when appropriate. Assessment of risk vs. opportunity in the existing portfolio as well as new acquisitions.Divestment Strategy: Work with the CFO and VP Strategy to monitor the CDUS portfolio and develop an annual divestment evaluation criteria. Collaborate with the SLT and regional development teams to execute on divestments. In coordination with the President & CEO, CFO and VP Strategy, maintain an active role in external organizations focused on institutional investors and trends in the overall capital markets, including, the Association of Foreign Investors in Real Estate, NAREIM, etc.Quantitative Market Analysis: Collaborate with the VP Strategy in utilizing the quantitative market data analysis to implement risk management and growth strategies at the regional and national level.Regional Market Strategies: Work with all regions to implement their forward looking market strategies.Support Innovation: In collaboration with the members of the SST, implement strategic initiatives around innovative solutions, focusing on methods to increase CDUS's exposure to innovations aligning with Venture Capital entities and/or start-up businesses focused on new approaches to acquisitions and dispositions and disruption of the property tech and financial tech markets.Who you areA highly experienced real estate professional with strong working knowledge of the development industry.Documented experience in the commercial investment and development process including:Institutional level land acquisition and sourcingMajor tenant leasing - drivers and user experienceFeasibility studiesProject valuation and financeInstitutional level divestmentsMarket researchMust possess exceptional creativity and problem-solving skills.Displays sound judgement based on a combination of observation, analysis and experience.Effective, comfortable public speaker and communicator both verbally and in written form.Strong listening, influencing and relationship building skills.With support and resources, can multitask with research projects, data analysis, and coordination with the executive teams.Willing to challenge the standard thinking with new ideas, new approaches, and new solutions.Demonstrated skills in leadership, management, and collaboration.Self-directed and able to work independently.A consensus builder and team player with a collegial working style.Highly knowledgeable about macro-economic trends, especially in the real estate development industry.Proficient with being strategic, while aware of potential implementation challenges.Adept at handling sensitive information in a confidential manner.Education and ExperienceBachelor's degree from a four year college or university, as well as an MBA or Master's Degree in a related fieldMinimum of 15+ years' related experience in the commercial real estate industryMust have demonstrated experience in major, Class A office and high rise multifamily acquisitions and dispositions in First Tier markets with institutional buyer and sellers. Must have demonstrated proficiency in analytical research, leadership, collaboration, results and strategic plan implementation.
