Responsibilities The Vice President of Retail Asset Management will be responsible for coordinating the implementation of the investment strategy for individual retail assets by working closely with the leasing, operations, development, design & construction, accounting and lease administration teams to ensure that properties meet or exceed performance expectations. Investment Strategy: Work with Senior Executives to set the strategic direction for each asset and proactively identify short-term and long-term value creation opportunities to enhance performance Finance: Manage the budgeting, forecasting, reporting and cash distribution process for each asset Leasing: Work with the leasing team analyze lease economics relative to budget/pro forma in the context of market dynamics and act as the ownership contact for tenants throughout their lifecycle including managing requests for rent relief assistance Design & Construction: Coordinate tenant build-out and capital improvement projects with architects, construction management and property management to ensure that tenants open on schedule Ownership: Maintain relationships with joint venture partners, third-party owners (where applicable) and lenders to ensure compliance with the governing ownership and financing agreements Operations: Monitor property performance including review of financial statements and periodic site inspections to ensure that each asset s performance is progressing consistent with the strategic plan Acquisitions / Dispositions: Provide strategic, underwriting and due diligence input in connection with new acquisitions and/or development opportunities and manage the asset disposition process Qualifications We are committed to the highest standards of integrity, creativity and teamwork. Along with those qualities, Vice Presidents in Retail Asset Management must also bring: Bachelor s degree and preferably an MBA in real estate, management, finance or business administration Minimum of 6 years of retail real estate experience in asset management, investments or development Strong analytical skills with experience in financial modeling, budgeting and reviewing retail leases Dynamic leader with the ability to work collaboratively across departments and teams Entrepreneurial and creative approach to problem-solving and managing change Exceptional communication skills and attention to detail
