The Space Planner will report to the Director of Facilities Space Planning and will be responsible for overseeing the workspace facility planning and design consistent with the Facilities Master Plan and organizational strategic plans. Will provide space planning support to meet the needs and demands of the growth and expansion of the complex health system and multiple locations. Will analyze and provide reports on space needs and utilization. Responsible for developing organization-wide space utilization standards for clinical, research, and administration space in conjunction with senior management. Analyzes space utilization effectiveness and changing demands for space needs and recommends actions to meet new requirements. Ensures architectural layouts are in compliance with national, state and local building codes and compliance with ADA requirements. Maintains current space allocations for assigned locations. Will work with Facilities/Engineering and Construction teams to coordinate space planning for approved new projects, renovations and modifications. Responsible for overseeing the selection of furniture, fixtures and equipment including carpets, finishes and workstation/furniture needs, signage, artwork and technology . Will assist in providing data for capital and operating budget preparation. Will ensure timely and effective communication with internal and external customers. Will assure projects meet stakeholder expectations and are financially viable before construction is initiated. Will constantly evaluate current and alternative strategies and project plans.

Qualifications

Minimum Education
Bachelor's Degree

Specific Requirements and Preferences
Architectural, facility planning, health care management, business management or related field (Required)

Minimum Work Experience
5 years

Specific Requirements and Preferences
Progressively responsible facilities space planning experience (Required)
Experience with healthcare facilities space planning and design and renovations/expansions planning (Preferred)

Required Skills/Knowledge
Knowledge of clinical operations and design and some familiarity with Research operations and animal vivarium is preferred but not required.
Knowledge of all applicable legal, regulatory, and policy requirements, including Joint Commission, District of Columbia Department of Health, state, federal and local regulations and guidelines.
Knowledge of space utilization and facilities management; skill in analyzing and determining space utilization and facilities inventory .
Strong project management and analytical skills and excellent verbal and written communication skills.
Working knowledge of job-related computer software applications such as CAD, and including Microsoft Office Project, Excel, Word and PowerPoint programs.

Functional Accountabilities

Space Planning
1. Ensure the workspace facility planning and design is consistent with the Facilities Master Plan and organizational strategic plans
2. Develop organization-wide space utilization standards for clinical, research, and administration space in conjunction with senior management.
3. Analyze and provide reports on space needs and utilization.
4. Analyze space utilization effectiveness and changing demands for space needs. Recommends actions to meet new requirements.
5. Ensure architectural layouts are in compliance with national, state and local building codes and compliance with ADA requirements.
6. Conduct studies, research, and compile data and prepare comprehensive facilities use and feasibility data to be used for campus planning, capital improvement, and long-range planning.
7. Assign or classify space according to pertinent standards or procedures.

Project Management
1. Work with Facilities/Engineering and Construction teams to coordinate space planning for approved new projects, renovations and modifications.
2. Create and manage comprehensive space management system to include storage, retrieval, analysis, and reporting of the space management data and facilities inventory.
3. Analyze reports or summaries of new construction, renovation, and various remodeling and impact on space planning, and develops methodologies for space analyses.
4. Identify and resolve facility utilization conflicts between departments.
5. Responsible for overseeing the selection of furniture, fixtures and equipment including carpets, finishes and workstation/furniture needs, signage, artwork and technology

Operations
1. Perform administrative functions such as assisting with or coordinating budget preparation, financial report preparation, and monitoring and ensuring compliance to departmental, and organizational policies and procedures.
2. Work with CAD system to ensure coordination for allocation of space to departments.
3. Maintain adherence to policies and processes for the efficient utilization and optimization of workspace; including BOMA Calculations, tracking and analysis of current occupancy metrics
