We are looking for an Estimator that will develop cost estimates for civil and renovation projects typically valued in the range of $250,000 -$2,000,000 range. Also, the successful candidate will also manage other pre-construction related services, such as obtaining material cost, screening contractors, and etc. Essential Functions of the Position Strong working knowledge of the civil, architectural, structural, mechanical, and electrical discipline and the capacity to understand the unique project requirements. Strong analytical skills and the ability to effectively use a variety of estimating, scheduling, and reporting software tools. The ability to effectively communicate with management, subcontractors, customers, and outside stakeholders. Also, the successful candidate must have the ability to travel to different job sites within a designated geographical area. Responsibilities Create detailed cost estimates that are organized by CSI and arranged to follow the pricing format required by the project; Provide high level scoping of the project to create the estimate summary and outsourcing control worksheets; Facilitate outreach to subcontractor, vendors, and suppliers Visit project work sites, participate in pre-proposal meetings, clarify scope of work, and prepare RFI's; Evaluate projects for constructability and value-engineer cost savings; Work closely with project team and other stakeholders to develop strategy, competitive differentiation and an overall understanding of the project; Develop and manage the pre-proposal RFI process and list of clarifications and exceptions Develop Scope Summary Sheets (SSS) Develop and/or manage the development of a preliminary bid schedule; Understand Division 01 requirements and develop the General Conditions for the project; Work closely with subcontractors, suppliers and other stakeholders through the bid process to understand and capture the complete scope of each trade in the scope summary sheets and the estimate at large; Manage bid receipt of subcontractor and supplier pricing Identify, understand, and manage all associated risk of the project as part of the proposal preparation process; Participate in negotiating final scope, price and other terms; Summarize the estimate into the accounting budget and turn over the project to operations via a deliberate process; On occasion, negotiate subcontracts and purchase orders to assure that all project goals are being addressed; Participate in industry networking functions and engage in life-long learning activities; Minimum Qualifications BS degree in engineering or construction management with 7-10 years of experience with a commercial and/or industrial general contractor or 15+ years of directly related experience with no degree; A strong working knowledge of construction means and methods associated with civil and interior renovation projects Extremely detail-oriented with a demonstrated ability to organize and manage detailed analysis; High level of proficiency with spreadsheets, email, and other software used in the construction industry; The capacity to develop into a chief estimator; Benefits Full Medical, and dental plan with employer contribution Matching 401K plan Two weeks of vacation and 1 week of sick each year Paid holidays Job Requirements:Generate complete bid estimates and prepare bid packagesSubmit bid and bid documents by bid deadlineComplying with estimating procedures when developing project estimatesManaging the estimating and bid/quote scheduleEstablish estimating library and database history for estimatingPrepare estimates using estimating systems software in addition to manual unit estimatingPerform pre-bid review of all estimatesProviding estimating expertise for projects and bidsPrepare competitive bid proposals, conceptual estimating, value engineering and provide appropriate estimating services on construction management proposalsDetermining bid proposals for projectsCosting estimating and pricing proposal developmentProducing cost estimates for construction projects or servicesPrepare competitive construction estimates and bid-related documentation for projectsAssist with estimating change ordersProvide estimates and take offs for projectsEvaluate incoming estimating opportunities vs. existing estimating commitmentsUsing company cost and estimating methodologyDevelop a cost estimating historical databaseSupport estimating strategies on assigned projectsProviding estimating support on larger projects
