The City of Takoma Park is seeking a full-time Building Maintenance Specialist to perform skilled work in the repair and maintenance of City facilities and equipment under the general supervision of the Facility Maintenance Supervisor. The incumbent in this position will serve as an essential employee and must be able to report to work during emergency events.  He or she will also be on call, on an as needed basis. This position is subject to membership in the AFSCME Union.  The starting salary for this position is competitive and commensurate with experience, generally falling into an annual range of $49,510 to $57,927.

Typical Duties:

  • Inspects City buildings and facilities for repair and maintenance needs;
  • Performs HVAC maintenance and repair;
  • Repairs and maintains plumbing systems;
  • Makes carpentry repairs;
  • Orders building maintenance materials and supplies as needed;
  • Inspects fire alarms and fire extinguishers according to schedule;
  • Schedules work performed by outside contractors;
  • Responds to after-hours emergencies;
  • Performs minor electrical repairs;
  • Performs painting and drywall repairs;
  • Performs related duties as assigned.

Required Knowledge & Skills:

  • Knowledge of the standard practices, methods, materials, and tools of general building maintenance;
  • Knowledge of plumbing, HVAC, and electrical system maintenance and repair principles;
  • Knowledge of Federal, state and local building codes and safety regulations;
  • Skill in reading blueprints and schematic drawings;
  • Skill in estimating the cost of repair work and preparing bid specifications;
  • Skill in the use of hand and power tools;
  • Skill in problem solving;
  • Skill in prioritizing and planning;
  • Skill in interpersonal relations;
  • Skill in oral and written communications;
  • Skill in maintaining effectiveness and efficiency while independently or with limited supervision.

Minimum Qualifications:

  • Knowledge and level of competency commonly associated with completion of specialized training in the field of work;
  • Sufficient experience to understand the basic principles relevant to the major duties of the position, usually associated with the completion of an apprenticeship/internship, or experience from a similar position for a minimum of two to three years; 
  • Possession of or ability to obtain a valid drivers license issued by the state in which the employee resides for the type of vehicle or equipment operated; 
  • Basic skills typically associated with a high school education; 
  • Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.

Highly Competitive Candidates will possess the following:

  • HVAC Universal Certification;
  • Successful completion of electrical and plumbing apprenticeships.

Working Conditions:

  • While performing the essential functions of this position, the employee is frequently exposed to outdoor weather conditions and work with and/or near moving mechanical parts; 
  • Work is performed primarily in the field, exposing employees to fumes, noxious odors, dust, mists, gases, and poor ventilation that can affect the respiratory systems, eyes or skin; 
  • Possible bodily injury from moving parts, electrical shock, falling from high or exposed places, and/or toxic or caustic chemicals; 
  • The incumbent’s working conditions vary from moderately quiet to loud.
