SUMMARY Responsible for assisting the Property Manager in the day-to-day management of residential real estate properties in accordance with company policies, lease agreements, and applicable laws. ESSENTIAL DUTIES AND RESPONSIBILITIES: . Complies with local and federal Fair Housing Standards. . Inspects property, including common areas, on a regular basis and reports any repair or replacement needs to Maintenance Supervisor. . Investigates tenant/resident disturbances, violations, or complaints, and resolves problems in accordance with regulations established in the lease agreements. Sends violation letters and assesses fines. . Investigates tenant/resident complaints about malfunctions of utilities or furnished household appliances or goods, and inspects vacated units to determine needed repairs or maintenance; creates work orders. . Maintains Company customer service standards and responds clearly and in a timely manner to residents' needs and complaints. Follows through to ensure resolution. . Maintains current leases and performs collection, posting and depositing of rental payments and impounds as due. Sends late notices, collects past due rents, NSF etc., and initiates evictions. . Updates project computer database as tenant submits notice to vacate as well as when unit rents, sells and closes. Send move out acknowledgement and notifies tenant of their responsibilities. Handles collections for all past tenants with a balance due. . Ensure leasing agents respond to all leads received via internet, text, email or telephone. Make sure that follow-up telephone calls, texts and emails are processed to all qualified prospective residents as per company guidelines. . When necessary, greet prospective residents and conduct property tour to close all qualified prospective residents. . Review all documents, data and information necessary to qualify . applicants, notify Property Manager when file is ready for approval or denial . Assist in pricing analysis for renewals and available units to be submitted to the property manager . Schedules tenant move-outs and resident move-ins to ensure a smooth transition. . Assists Marketing Department in organizing and creating resident functions and newsletters. . Accounts Receivable, Accounts Payable and Marketing liaison for property. . Acts as Leasing Agent when necessary. . Performs other related duties and assignments as required. SUPERVISORY RESPONSIBILITIES: May assist in supervising staff. QUALIFICATIONS: . Must be willing to work weekends. . Knowledge of a variety of industry concepts, practices, and procedures. . Excellent written and verbal communication skills. . Ability to multi-task and adapt to changing priorities. . Must interact effectively with all levels of employees and external contacts. . Must work well under pressure, exercise good judgment when making decisions and handle stressful situations in a mature, professional manner. . Knowledge of Microsoft Word, Excel and Microsoft Suite. EDUCATION and/or EXPERIENCE: Bachelor's Degree and at least four (4) years of related training or experience, or an equivalent combination of education and/or experience. Computer skills including MS Office (Outlook, Word, Excel), internet, social media (Facebook, Twitter, Google, etc.). Knowledge of database and real estate property management applications.
