INTRODUCTION The Operations and Maintenance Manager provides management and coordination of the activities of skilled trades engaged in a variety of duties which may include heating and air conditioning, mechanical, electrical, carpentry, plumbing, painting and building maintenance activities. The Operations and Maintenance Manager assigns duties and assures work performance for exactness, neatness, and conformance to policies and procedures. The Operations and Maintenance Manager monitors machines, equipment and filters, and ensures that needed repairs are scheduled and completed by the maintenance technicians. The Incumbent is directly responsible for insuring the facilities indoor air quality and equipment are properly serviced. KEY RESPONSIBILITIES *1. Develop, plan, and implement goals and objectives for operations and maintenance department; prepare and administer internal policies and procedures relating to department program activities; interprets and explains applicable rules, Melwood policies to supervisors and others. *2. Develop schedules, sequences, and assignments for work activities for operations and maintenance projects; monitors work flow and for both preventive maintenance (PM) and demand maintenance (DM) orders to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate; review and evaluate work. *3. Develop, implement, or evaluate preventive maintenance policies and procedures. *4. Supervise all skill trade personnel; direct, maintain, and enforce the safety program for the maintenance department; review safety records to uphold standard of maximum safety for all maintenance technicians. *5. Communicate regularly with maintenance technicians, both individually and as a group, to ensure good two-way communication concerning maintenance issues. *6. Track, analyze and improve key maintenance parameters such as outstanding PMOs and DMOs, PM compliance, and scheduling compliance. *7. Communicate directly with the work control center to coordinate maintenance and repair work in process areas. *8. Resolve employee relations issues before they become performance problems and timely and appropriately correct bad behavior before it impacts individual and team performance and the overall department morale. Schedule and approve time off with minimum work disruption. *9. Performs other duties as assigned. QUALIFICATIONS Bachelor's degree from an accredited college or university in engineering, architecture, industrial management, construction management or a related field and eight (8) years' experience in HVAC installation, mechanical maintenance, facilities maintenance, carpentry or a related field and three (3) years' supervisory experience required. Incumbent must be able to demonstrate sensitivity to and understanding of the diverse cultural, ethnic and disability backgrounds of facility maintenance. Must possess strong computer skills, including working knowledge of MS Office applications, Computerized Maintenance Management System (CMMS) and/or Maximo. Must possess strong organization, analytical, written and oral communication skills. Must obtain and maintain site security clearance.
